Last saturday went to site survey found that the propose siet is very depth somemore accees is a big issue. please take note friend..

wht is depth??if this meaning road is very jam ,i will tell u after 3 year any where is also jam if your mind still thinking jam i think u no need to buy property in KL .

No doubt, by looking at the site everyone will think access road is an issues. How many are actually doing survey at the location during day and night???

I guess not many but i can assure you that i am one who surveying the locatiion at different days and different times. You want to know what i think?

1. The jam from OUG to bukit jalil going down to kesas is many times bad than than R8 accesing to jln puchong or okr. But if you go before 7.30 then its ok. If after 8am then you are in trouble.

2. If you are coming fr work using okr to oug at any times between 5.30pm to 7.00 pm then i can assure you that the traffic is much much worse as comparef to go back to R8

Someone might asked, r u staying nearby? YES i am. In OUG....

Anyway, it is just sharing what i have found out... Dont get me wrong, I am not trying to CONVINCE anyone to buy R8. vmad.gif

Do you asking ur banker panel lawyer???

I went to sign SPA yesterday also, and the developer lawyer quote me about RM7k++ for loan fees, after discount also around 6k rclxub.gif .
But the banker panel lawyer is RM5.4k laugh.gif so i choose my bank panel lawyer tongue.gif

My bank panel lawyer is the same as the SNP lawyer as ocr insists using the same but they mentioned will help me to nego min. 30 - 50% discount.

i signed SNP yesterday too! for the loan agreement, yet pending the lawyer to provide me the cost, according to them, roughly 5k

must using same lawyer mei??? What if i using different lawyer, got problem or not??? blush.gif

Anyway, the 30-50% discount is only lawyer fees, the stamp duty and those lump sum payment is NO DISCOUNT vmad.gif .
Means if lawyer fees is around 3k, u might get discount around 1k - 1.5k. Then plus those lump sum, is still around 5-6k~ doh.gif

Add-on, according to the lawyer when i sign SPA. For those ppl legal fees is finance into loan amount then you will only get 30% discount. If u pay loan legal fees BY CASH, then will get 50% discount. cry.gif

what i mean we spent so much money we should getting better envoirnment. Jalan Puchong definately is not up to par.

Add-on, according to the lawyer when i sign SPA. For those ppl legal fees is finance into loan amount then you will only get 30% discount. If u pay loan legal fees BY CASH, then will get 50% discount.  cry.gif

Nowadays in Klang Valley, Good environment will easily cost you more than 500K (Condo), landed property that far will cost you 550K already. R8 cost 400K++ consider standard lo.

The property price is expected to continue to increase. If anyone of you listen to MY FM this morning, some DATUK say the property price is still ok as the appreaciation is only 6% - 7% ONLY.... Basically, they are INSULTING our intelligence by annoucing the appreaciation is only so little (DEFINITELY LAH... KANASAI, as they are benchmarking total malaysia MAH!!!). So Ignorance!!!! In klang Valley the property is aprreaciate like no body business resulted no one can affard to buy... SO coming soon choose WISELY ... No Offence on my statement......

the access road is really tiny.... i didn't try at different time. However its too narrow that can't even comfortably access by 2 car at the same time.... seems more like 1 lane road coz many cars park at the road side.

Well Bukit Jalil launching new condo by Berjaya - cheapest RM600K for 1300 square feat - compare that - only thing they can walk to golf course which member fees not included yet.

Also crazee MCA minister saw a few months ago we can emulate 1st world country like Japan where loan can be paid by the 2 ndor even 3rd generation of the loan applicant. I hear also want to vomit blood.

It has been a quite 2 weeks.

1. When to R8 site yesterday and found that nothing has been done. Hence called OCR today asking then why it has been delayed? According to them, it will start when the official launch kick off, which is on this coming 22nd April where the showroom will be showcasing. All will be invited. So wait for the call to be invite to bandar utama for the showroom.

2. Secondly, when i was in R8 site yesterday. managed to visit Sri Jati 2 and it came to my surprise that Sri Jati 2 security and maintenance is actually very good. No wonder the rental is between RM1200 - RM1300.

Managed to had a 15 minutes chat with Sri Jati 2 security guards on the traffic situation. According to him, jam start at 7.30am (not from SJ2 but the Old Klang Road).
