While master development is 10-15 years, proximity to Publika and Mont Kiara will assure rental rates to be similar to Publika and Mont Kiara.

Main con is Ikhmas Jaya. In my opinion, don't think with orientation of the MET1, it will not be blocked by Solaris Parq

That green lung looks good but unfortunately as a water retention reserve, it is limited on what you can do to it

Arte Mont Kiara is a development by itself whereas MET1 is part of KL Metropolis master development. (Note that although is the same plot of land, is Arte Mont Kiara instead of Arte KL Metropolis) Recent publications of KL Metropolis no longer shows Arte MK as part of the master development. Compared to Arte MK, MET1 residence is closer to MiTEC, shopping mall, central park and MRT3 station. Further more MET1 is also linked with elevated walkway connecting the whole development.

Arte MK is located next to Matrade but I don't see them using "KL Metropolis" in their project name, only for marketing purpose only. And the KL Metropolis master plan has now excluded Arte as shown in the KL Metropolis website.

Solaris Parq is for different market. MET1 residence is like MARC residence in KLCC, whereas Solaris Parq will analogous to Pavilion.
MET1 Residence => MARC residence
MET2 => Mandarin Oriental Hotel
Naza signature tower => Petronas twin tower
Central Park => KLCC park
MiTEC => KL Convention Centre
MET3 lifestyle shopping mall => Suria KLCC
MRT3 station => KLCC LRT station
MET7 Wellness suite => Price Court Medical centre

Publika & Solaris Parq => Pavilion

I am comparing the proximity of MET1 with MiTEC with MARC residence with KLCC
Was told by Naza MET2 is expecting Marriot
How can you compare the occupancy of MiTEC which is still new with KL Convention centre which has been in the market for decades? Anyway MET1 won't be ready in another 3-4 years.
MiTEC is MITI's project, do you think the government will let this project stop?
MRT3 may be years away, but Komuter station at Segambut is not very far away
Wellness suite.. ok, this one I have no info available yet. the term wellness suite is used to indicate there will be a medical center in the township.

As regarding to the competition with Arte, it depends on how you look at it. Both projects has their own pros and cons.
MET1 is closer to the heart of KL Metropolis, whereas Arte is closer to Mont Kiara (and the HTC)

No announcement by Naza TTDI yet. Highly unlikely they will discount on MRT3 issue.

Currently the MRT3 is cancelled, but that doesn't mean it will be cancelled forever indefinitely.
If after 10 years down the road the situation improves it may be on again. Afterall, MRT3 wasn't
due to start work any time now but the delay is on the card.

Anyway with MITI situated right in the middle of KL Metropolis. I wouldn't be surprised some time
in the future the new Minister of International Trade, which will be appointed later, will lobby to
Anthony Loke to look into the project again.

Naza had committed the Central park. The 100-storey iconic tower is planned as per the master plan scale model but no further news about it had been released.

Even without the postponement, the construction is supposed to start in 2025, when the township matures. Therefore if they revive the project early, there won't be significant delay. Afterall, with the good location, after 10 years, not surprising for the value to appreciate to double the cost.
