I have just stumbled upon the Glenmarie Cove project through an advertisement and was quite surprised to see that they are pricing their Semi-Ds at 720K (2110 build up sq ft) and 930K (3110 sq ft) with rebate of almost 40K. On top of that it has interest free scheme during the development period.

I am planning to make a visit to their site to have a more detailed look. It is low desity, free hold and lagoons, lake, parklands around it. It surely looks high class riverfront resort but priced at such a affordable range. It does sound too good to be true especially during this BBB time where everyone is 'goreng'ing the properties. According to the salesman, they still have around 20+ units.

Does anyone has any insights or have any ideas on such a pricing? Is it because it is located very far? Does it have any appreciation opportunities in the future?

the launching price many years back below 500k. slow moving..

Launched many years back??!!! Hmmm I heard they just finished selling Precint 1 and opening up Precint 2. As you said, if they started this project a few years back, it means something is really wrong with this project. The concept is very nice.

Do you know what happen?

Started means they launched it maybe 3 years ago, and it is normal for a development to complete in 3 years time.

this one started in 2006, i visited it then. first smds were priced 505k.
visited it again a few months back, looks ok but commercial nothing seen as they planned.

prices have not gone up that much since, latest pricing seems about right.
that's because it is far from most places unless you work-live near the dev.
not a place for most people but those used to this area will find it very acceptable.
best for retirees, fishing lovers and those who will own a boat.
gc to damansara toll is about 40km.

Had heard and read about this development and happened to have a meeting around the place the other day so passed by there.
It's really quite far and surrounding area is not too attractive to me, so didn't go in.

its near bukit tinggi, 5-10 mins to Jusco Bukit Tinggi, just beside KESAS Hway, 15 min to Subang Jaya/Shah Alam.

I have visited the area. It is very far deep in. The access road is very narrow, lots of heavy vehicles and the surrounding area is very industrial like. However, the environment within the project is very nice, peaceful. The 3 storey semi-D which is around 880K after discount is still fine. The furnishing is still acceptable. However, the 2 storey semi-D, the furnishing is very bad. The hall tiles they use are 1ftx1ft and the quality is really bad.

The place is very remote and accessibility is quite bad. But if for own stay and you are working nearby, it is a nice place. When I went there 4 years ago, the occupancy there is quite high. So I believe, most of the people who bought there are really for own stay, instead of investment.

Other than being at the outskirt which is further away from KL, is there any issue with the area like flooding and so on? seems a good choice for own stay with family and kids. Cheers.
