Very simple.

Are you in the business (as an individual owner) of trading property and with a rental income exceeding the threshold all earned by yourself?

If no, then no GST applicable, unless you have volunteered to register yourself.

For owners, I think they will rather not want to charge GST because literally you actually put yourself at a price/rental disadvantage compared to owners with no GST. A declaration of GST is different from a declaration of income tax, so there is no element of viability for more loan eligibility.

*If you are buying under an IHC or an existing company with other non-property businesses, same question will have to be asked. Of course, for company, especially those that are already operating businesses, you need to ask me further if you have doubts. This is another topic.
*
but it write there if you buy/sell 2 or more commi unit in 12 month time will have to register,

so make sure you not make 2 transection within 12 month

I don't think he will let you know the other side of the story. Most likely he will shun you off, tell you he doesn't look into those misc fees, or unless you join his crew (requirements, min $$$, or clean ccris). icon_idea.gif

I know for a fact that quite a number of banks give 85% MOF for commercial property loan including MBB, RHB, PBB, UOB & CIMB.

I also I know for a fact that CIMB gives up to 30 years tenure for commercial property loan. Not sure about others as I have yet to apply from them.

Rented for: RM1,700

Concluded by: Mori Ng of Greenfield Properties (010 220 4482)

When: August 2015

Noteworthy:

- Partially furnished with air conditioning units, kitchen cabinets, refrigerator and microwave

- Built-up area: 493 sq ft, 1 bathroom

- Accessible via Jalan Sultan Ismail and the Ampang-Kuala Lumpur elevated highway.

- On level 11 and offers a view of KL city

- Has swimming pool, gymnasium, function room, landscaped deck, food court and F&B outlets.

Summer Suites is a leasehold integrated development that features small offices/flexible offices and sits behind Renaissance Hotel Kuala Lumpur.

It has two 34-storey towers - Tower A with 404 units and Tower B with 475 units.

The project was launched in 2011. Half of the building’s tenants live there as residents, while the other half comprise businesses, especially those involved in interior design and IT, according to the agent.

A partially furnished unit enjoys rents of between RM1,900 and RM2,000 a month, while a fully furnished unit may enjoy rents of between RM2,100 and RM2,400 a month, said the agent.

Units range from 469 to 1,347 sq ft. The launch price starts from RM328,000.

According to data from theedgeproperty.com, based on 64 listings, the average monthly asking rent for 493 sq ft units is RM2,292, or RM4.65 psf.

However, the data did not include rental yield as there were no actual transactions, according to the National Property Information Centre, given that the project was completed in early 2Q2015.

Good observation. Interest rate for commercial property loan is higher. Most importantly, it cannot be sold to foreigners and locals show less interest in office suites.

sound like good deal but so many grey areas and uncertainty. not many ppl dare to gamble so much with property. stocks maybe. think prices here will continue to be depressed

Hi Guys,

Sorry to drop this here but i couldnt find another 'best option' thread to ask.. I am close to moving in here, however, i recently subscribed to TIME broadband. I asked the owner/agent, but he has no clue if they are going to cover it. I also checked the TIME coverage, but no mention there too. Last thing i wanna do is pay the damn 500rm (cancellation penalty)!! Any sort of assistance/help would be very appreciated.

Cheers,
JJ.
