I got 2 guys now who are interested to join if anybody carpools back to KL. Like, once a month kind of thing. Taking bus too damn annoying and takes too long.

Its RM60 per ride, just give them a call and they'll arrange for you. Usually is 4 to a car (Camry, new and old models)
Or you can just charter a car to yourself, RM240.

normally i back PJ average once or twice a month. driving back to PJ after work on Fri night from jurong. back on Sun afternoon. smile.gif

haha, agree, not i not so frequent like u la, mayb once a month. i have to drive back because if not, i go back KL no car use. But i stay in JB, so from JB to KL. hehe. But i poor ppl la, drive myvi only (malaysia car), so i will go home friday, bath then only travel back to KL on night time, arrive KL midnight so can enjoy the 10% toll charge discount also tongue.gif

i do find my room base on the ad paste at the mrt station, just hours after the house owner paste it, n i'm the 1st one who go there to have a look. nice room n i straightly gv the deposit laugh.gif does save me half month rental of agent fees ~

but frankly , after that , each time i pass by the mrt station , i will purposely go there to have a look ... but the result .... u know la .... maybe that time i really really really lucky tongue.gif

There are good and bad on having an agent to rent a room.

With agent,
You tend to pay 1/2 of ur monthly rental to them, but they can guarantee you that the house owner can't raise the rental price.

Without agent,
You tend to save the 1/2 of ur rental but u never know that the house owner can raise the room prices anytime. I had met such situation before where house owner put cheaper price to get a tenant then after 2 months staying, they want to raise the room prices.

No they cant guarantee that, i have met houseowners who will raise the rental rate arbitrarily with the excuse that they they didnt expect you to use alot of electricity or do alot of washing. Plus the houseowner will "use" the agent to convince you to let the house owner raise the rental.

as u say try to convince since u hav the tenancy agreement normally valid for 1y u can jus refuse to pay.usually many ppl dont wanna get into the hassle n jus pay them off which normally is 20-50 dollars xtra

wifout the agent u can be kicked out of the place anytime + make sure the rooms/units u rent are approved HDB units. some owners tend to rent out non approved ones in the end is the tenants who suffer

Most of the houses ive toured are non-approved. But they still have a tenancy agreement as a formality. It isnt a legally binding tenancy agreement.

its best to get in through recruitment agency. i recommended 3 friend, non of them got a call. my colleague also the same. Submit online, i think the chances are lower. Unless it is a recommendation from a management level people, if not, i think its easiest to get in through recruitment firm.

Even if the tenancy agreements are legally binding, enforcing them is a whole different matter.

The question to ask... even if you sign the tenancy agreement and either party contravenes it... then what? What do you do?

How do you enforce it? Who helps you enforce the it? The police? A court? How long will enforcement take? In what form will that enforcement be in? How much does it cost to get a tenancy contract enforced? How do you prove your case in a tenancy dispute?
