correct me if im wrong, service apartments is not under Housing Act and such? so if there is a problem, u cant report to Housing department?

it is studio service apartment right?

they are opening a booth at kl sentral but no price mentioned in the brochure.

the wrong has been rectified since year 2008 , so don't worry.

But no law or ruling is gonna help save your money if the developer abandons the project, so get one that you can trust wink.gif

just went for the booth located at Giant Seksyen 13. Found out almost unit are sold out.

For a 3k booking, my hand very-very itchy la to book a unit. How about another forumer here, already book one? Any investment strategy to share?

the non-bumi unit are totally sold out, now left bumi lot only. And the project alrdy 90% sold , next month will completed 1st 10% ground work . No worries at all for the developer.

With only 1.5% Down Payment , where to get a project wth so low down payment ?

And MSU University is just walking distance , for investment definitely no problems!

this is worrying... RM 252,000 for 527sf is RM478+psf... for shah alam area is quite ex... but non-bumi lots are all sold out, i really think properties is getting out of reach for fresh grads soon...

Ya, the developer is same wth Persanda - HR Group .

Persanda now rent around RM2000 for basic . We estimate the rental of Menara U shall be minimum RM1400 /mth for the 527 sf cz it's semi furnished unit after completed.

with the demand of there, rental surely very nice and high rental, Cz it's hard to get an apartment jst built opposite the University with walking distance less than 100m, not only tht , it's also walking distance to Tesco Extra, an upcoming Office tower which jst behind this apertment, and an hospital which are planning by the MSU university .

student will share the room normally . so either you can rent by per head or per house . currently rental there is around RM2000 for basic. so with expected rental RM1500 for semi- furnished, i think student will definitely love it.

And the unit is semi-furnished aftr completion so the rental sure will definitely higher than basic unit which allow u to cover the installment & maintenance fee, then that's mean u wont hv negative cash flow .

this is the only high end service apartment with fully condo facilities with walking distance to MSU university. Investor can target for foreigner students in the future, definitely this is the only choice for them .

and the down payment only 3%. And imagine if today you put the 3% money to bank as FD, how many interest you will get aftr 3 years?
But if you put this money for invest in property , after 3yrs surely the property will appreciation minimum 20% after completion. Remember property will never selling below your purchase price especially developer price.

above is my opinion , jst trying to share & discuss.

yup its been launched quite some time already, i booked mine for bout 240k after 7% discount by the developer.

i'm still having second thoughts because its a pretty small unit, however the biggest selling point for me is that its right next to MSU.

Actually i have booked, signed SnP n loan...mine is at 21st floor.. But i wonder, is it comes with 2 bathroom? I saw the floor plan for type A, only got 1 bathroom.

I am not sure yet. Myb i will stay there since my office is just nearby. I got 7% discount.. Its pretty small unit but considering its selling points, i think to rent out the unit shouldn't be a problem.

all Menara U2 units are 450sqft. Is it too small for a 2-bedroom SOHO? I've seen smaller than that at IKEA (around 370 sqft), with IKEA furnishings intact,it looks really nice!

Few days ago, i found tat few units of menara u are open for sale from the developer.
After the discount, the smaller unit wic is 527 sqft price is rm 298k.
do you think it is worth it to buy on this price ?

Few days ago, i found tat few units of menara u are open for sale from the developer.
After the discount, the smaller unit wic is 527 sqft price is rm 298k.
do you think it is worth it to buy on this price ?

agreed with you . Quite high .. I guess this units from the bumi lot that cannot sell. The developer is changed to non bumi lots.

Yeah, it's very high indeed. Even rental at RM 1,500 might not enough cover but as I know, within 2-3 km radius, the students do not mind sharing a 900-1100 sq ft 3 bedrooms apartment for such rental price.

Anyhow, 3 years later, I might be wrong.

i think in that area the most worth and value for money to buy is Prima U1....i bought it those day is below RM200k for 980psf...now price of property at shah alam n that area is really crazy weh.......so for fresh u better buy property first rather than ur car....haha cheers

studied at MSU and just review the both project (Menara U & Menara U2), both apartment far way smaller than Persanda Apartment (beside menara U)...the Persanda Apartment have 3 room & 2 bathroom and its gain a demand from student to live there (easy to go class by walking less 5 min)... student are willing to pay a RM1500 to rent this Persanda Apt. (7 student in 1 house...3 student in masterbedroom, the rest in middle and small room, u guys do the maths)...

so u guys need to foresee whether students willing to pay a rental of RM1500 just for a studio unit or a 2 bedroom unit...otherwise the rental should be drop to RM1000-1200 to attract student...at least the student will pay the bank loan for u guys

Federal view (a bit cheaper) got around 10++ units left.

Discount only for Bumi (7%). and all non-bumi lots already sold out.

Since Jusco AEON confirmed to be built just beside Menara U2, I think all units will be sold out in no time.

The prima U1 salesman also told me Jusco back in 2008, i dont it will happen coz too many hypermarkets in shah Alam sec13 area, seeing Jusco history like Rawang they dont like to compete... Also the proposed bus port near prima U1 we are still waiting shocking.gif

Only RM3k for booking and downpayment. The rest of the 10% downpayment is capitalized into loan by markup the price. In my case total price become 280k.

my unit also 28th floor but federal hghwy view or ArtE view tongue.gif ...already sign SPA & now waiting loan agreement copy for purchaser from lawyer...lawyer inform developer not yet issue to bank the progressive billing so they not drawdown loan from bank.... blush.gif

for fully furnish (got TV, sofa, dining table, washing machine & fridge), student dont mind to pay maximum RM250/head...but like u said, its depend on the family background...some student willing to pay RM200/head just enough to have the basic amenities such washing machine & fridge because some student dont care about sofa tv dining table so on...

Basically i think the rental should be around 1500 rm to 1800 rm ..with this rental i am not sure how many can afford ..?

it is confirmed, when to there booth last weekend at Tesco Shah Alam, the guy show me the land acquisition and the documents. so its confirmed. U2 got few units left.. seriously good investment.

it is confirmed, when to there booth last weekend at Tesco Shah Alam, the guy show me the land acquisition and the documents. so its confirmed. U2 got few units left.. seriously good investment.

Menara U and U2 are just in walking distance to MSU, Tesco Extra. Very near to Giant also. Jusco coming up. Shop lots at bottom of service apartment too. You can imagine how convenience it is! ! Just in your door step and can reach within 5mins. Nice~

The agent said that the developer will build a bridge from Menara U2 to Menara U then a covered walkways from Menara U to MSU. Then Jusco already bought the land next to Tesco.

So, both Menara will be good investment?

Is it enough student to rent those many unit for both Menara?

Fyi, MSU will build medical faculty on the land next to Persanda.

The agent said the promotion will end on this Sunday.

RM2,500 is probably way too high.. even for rich students..
But minimum of RM1,700 should be ok I think.. hope all owners don't spoil the market by putting very low rental...

sure it is possible, please inform developer or u can directly contact Damien 012-6888796 to ask not to fix the partition. The partition is Free from developer but no extra refund/compensate if u opt not to fix.

yes. agreed. i would expect around 1000-1400 for 527 sqft. 2 person per room. thus 4 pax per unit. each STUDENT pay around RM 350. it will add up to about 1.4K max. that's my expectation. Well, i could be wrong. but if i'm a student, will i pay RM 350 to share a room???

how much u willing to pay as a student for a room in menara u1? smile.gif 527sqft with 2 rooms, i only expect 2 students per room which makes up a total of 4 Students and each are paying around RM 250-350 per month. which mean, RM 1K-1.4K rental. anyway, just my rough estimation. smile.gif

Anyone interest to rent a shop lot over there (right under Menara U1)? shop lot's size is from 819 sq ft. to 2021 sq. ft.

Since there will be almost 3,000 students living inside and MMU residence covers some students as well, there is another condo nearby so the potential of business is quite good.

Max student per unit should be 4 or else it will not be conducive to stay / study. 4 people share 1 bathroom is a hassle already.

Actually the average for a 527 sq ft unfurnished can get up to RM1500? So far as I know, those tenants tried to press down the price to RM1300 and request for washing machine and refrigerator before VP.

Do you know the occupancy rate at the moment? I passed by one night and saw the light isn't many. My friend is interested to get an unit at Ridzuan Condo for rental income but I am thinking to recommend this to her instead. Both are leasehold, Ridzuan is older but larger built-up while Menara U is newer with potential.

Msu is building a hospital and also hostels.. If the hostels are meant for student accommodation, then will kacau the market a bit.

I still think menara u is best since location near msu and also not too far from aeon, and also bigger than menara u2. Big win for those who invested earlier.

True that Menara U is closer to MSU but i think u2's difference is negligible.. so i expect stiff competition between both condos.. I dont think many people who work at AEON can afford to rent u or u2.. they will make up the minority of the tenants..

ARTE will be too nice for students but it's so close to Menara U n the federal highway..

MSUs hospital will attract expat doctors from India etc... I think the doctors might wanna live with not too many students around.. maybe emira or acapella..

the hostel might spoil the market although im unsure of the existing demand of Menara U.. there are 12k students in MSU though so im guessing 2-3k live nearby? and they have brunsfield, persanda n all the other condos near the puri ayu area,

LRT 3 Updates:

PRASARANA Malaysia Bhd will start dishing out major work packages of the RM9bil light rail transit line three (LRT 3), most probably from the beginning of the second half of next year, following the appointment of the project delivery partner (PDP) for the development.

“The LRT 3 from Bandar Utama to Klang will span about 36km in length with 25 stations plus an underground station. It is understood that LRT 3 is crucial to serve the capital of the most industrialised state in the country, Shah Alam.”

It has been reported that from Bandar Utama, the line will go on to Tropicana before cutting across Hicom-Glenmarie Industrial Park, heading for Shah Alam via Section 13 near the Shah Alam Stadium, Universiti Teknologi Mara in Section 2 and i-City in Section 7. The line will then travel down to Bukit Raja to the Klang KTM Komuter station before heading further south for Bukit Tinggi and Johan Setia.

It is expected that LRT 3 will be operational in 2020, while the LEP for the Kelana Jaya Line will be completed by October 2016.

But bumi stand for bumiputera. Not necessarily for Malay only.

Those Sabahan Sarawakian possible with bumiputera status.
Even Siamese at Kedah/Kelantan got bumiputera status.

But their budget is not big...

Max most of the parents or student can spent for rental rm250-300... not even enought to cover a room rental for 2 room studio...

So they rentout by 🛏 bed ...
