527sq not furnished. i know there's one aunty renting her house 622sq fully funished with that price.now she realised she rugi after discussing with me and she forgot that there's a management fee.hmm hope every landlords can think carefully before renting out their premises.

Actually the average for a 527 sq ft unfurnished can get up to RM1500? So far as I know, those tenants tried to press down the price to RM1300 and request for washing machine and refrigerator before VP.

Do you know the occupancy rate at the moment? I passed by one night and saw the light isn't many. My friend is interested to get an unit at Ridzuan Condo for rental income but I am thinking to recommend this to her instead. Both are leasehold, Ridzuan is older but larger built-up while Menara U is newer with potential.

hows the occupancy here? In the near future, Menara U2 (470 units) and Arte(350 units) will be entering the market.

How will menara U fare with potentially 1.5k students in u2 and 1k students in arte..

I think menara U still better for students because it is nearest to msu, whereas U2 for ppl who work at aeon in the future. Arte? Not sure the market for students.. Maybe a bit expensive for them to stay in duplex.


BUT

Msu is building a hospital and also hostels.. If the hostels are meant for student accommodation, then will kacau the market a bit.

I still think menara u is best since location near msu and also not too far from aeon, and also bigger than menara u2. Big win for those who invested earlier.

True that Menara U is closer to MSU but i think u2's difference is negligible.. so i expect stiff competition between both condos.. I dont think many people who work at AEON can afford to rent u or u2.. they will make up the minority of the tenants..

ARTE will be too nice for students but it's so close to Menara U n the federal highway..

MSUs hospital will attract expat doctors from India etc... I think the doctors might wanna live with not too many students around.. maybe emira or acapella..

the hostel might spoil the market although im unsure of the existing demand of Menara U.. there are 12k students in MSU though so im guessing 2-3k live nearby? and they have brunsfield, persanda n all the other condos near the puri ayu area,

very true..i think hospital doctors n staff will try to live in condos with fewer students.. gateway, emira, acapella, metia will benefit..

LRT 3 Updates:

PRASARANA Malaysia Bhd will start dishing out major work packages of the RM9bil light rail transit line three (LRT 3), most probably from the beginning of the second half of next year, following the appointment of the project delivery partner (PDP) for the development.

“The LRT 3 from Bandar Utama to Klang will span about 36km in length with 25 stations plus an underground station. It is understood that LRT 3 is crucial to serve the capital of the most industrialised state in the country, Shah Alam.”

It has been reported that from Bandar Utama, the line will go on to Tropicana before cutting across Hicom-Glenmarie Industrial Park, heading for Shah Alam via Section 13 near the Shah Alam Stadium, Universiti Teknologi Mara in Section 2 and i-City in Section 7. The line will then travel down to Bukit Raja to the Klang KTM Komuter station before heading further south for Bukit Tinggi and Johan Setia.

It is expected that LRT 3 will be operational in 2020, while the LEP for the Kelana Jaya Line will be completed by October 2016.
