the non-bumi unit are totally sold out, now left bumi lot only. And the project alrdy 90% sold , next month will completed 1st 10% ground work . No worries at all for the developer.

With only 1.5% Down Payment , where to get a project wth so low down payment ?

And MSU University is just walking distance , for investment definitely no problems!

this is worrying... RM 252,000 for 527sf is RM478+psf... for shah alam area is quite ex... but non-bumi lots are all sold out, i really think properties is getting out of reach for fresh grads soon...

Ya, the developer is same wth Persanda - HR Group .

Persanda now rent around RM2000 for basic . We estimate the rental of Menara U shall be minimum RM1400 /mth for the 527 sf cz it's semi furnished unit after completed.

Free 1 unit cover car park per unit. And there are plenty of car park in front of the building for the retails and shoplots.

with the demand of there, rental surely very nice and high rental, Cz it's hard to get an apartment jst built opposite the University with walking distance less than 100m, not only tht , it's also walking distance to Tesco Extra, an upcoming Office tower which jst behind this apertment, and an hospital which are planning by the MSU university .

student will share the room normally . so either you can rent by per head or per house . currently rental there is around RM2000 for basic. so with expected rental RM1500 for semi- furnished, i think student will definitely love it.

And the unit is semi-furnished aftr completion so the rental sure will definitely higher than basic unit which allow u to cover the installment & maintenance fee, then that's mean u wont hv negative cash flow .

this is the only high end service apartment with fully condo facilities with walking distance to MSU university. Investor can target for foreigner students in the future, definitely this is the only choice for them .

and the down payment only 3%. And imagine if today you put the 3% money to bank as FD, how many interest you will get aftr 3 years?
But if you put this money for invest in property , after 3yrs surely the property will appreciation minimum 20% after completion. Remember property will never selling below your purchase price especially developer price.

above is my opinion , jst trying to share & discuss.

just curios that with 450sf and price about rm480/sf , and monthly rent about RM1k+, who will rent it? students or workers?

currently working in shah alam, so i thought this might be a good investment.

yup its been launched quite some time already, i booked mine for bout 240k after 7% discount by the developer.

i'm still having second thoughts because its a pretty small unit, however the biggest selling point for me is that its right next to MSU.
