Wah. Got few rymba owners like me here. I went last week there. Utilities connection haven’t done. Agent said May end only VP. Btw I saw lot defect at the houses. It’s gonna be hell of a defect chase activity for us all

What kind of defects you are referring to? It seems like quite noticeable as you can see it during your short visit (just guess only).

I checked with sales admin for my friends unit and understand that Gamuda managed to get extension from local authority to move VP date to Sept since 1-2 months ago. Gamuda just submitted to local authority recently for VP approval and not sure whether only applicable to my friends unit or too all units. So quite surprise to hear some of the owner received letter from Gamuda.

Probably you can highlight what defects you noticed during your visit to Rymba Garden. As for me, my house is in Hana Garden. The only defect is the constant leak from the roof top and it took MO almost 2 years to rectify it (fortunately I have not moved in yet). MO got a roof specialist to look into it and now it is rectified. Apart from this issue, workmanship in JH overall is considered good and much better than some big time property developers. This was confirmed by my contractors, M&E guys who have done works in those townships.

Its more to eye sore type of defect bro.. For eg.. rough patchings, my hse dustbin area door latch hard to open and close, improper painting finishes n so on..just imagine i can capture this in my 15-20 min visit only..i told the agent that i dont want to see this shit all during VP or ur management gonna get screwed...hahahah..My advice to all, pls engage home inspection services..there are plenty outside..i got quoted from 800-900 for the service..i myself a civil eng n contractor but still wana engage the professional service bcz its very important..

Damn... by Sept now? that's too late d.. really some got letter? is that VP letter or some other payment notification letter? need to clarify that before bombard the agent..hahaha

actually the roof top leak is serious bro..water is the main enemy..luckily it rectified.. but 2 years? thats too long..u shud have repair urself n backcharge them in 60 days from the defect notification..its all stated in SNP.
btw 2 years d n u havent move in? are u building secret underground dungeon or what confused.gif confused.gif

MO has been very supportive when I lodged complaints about the leak on my roof. Although, SPA allows the rectification work to be undertaken by owner and bill to JH, I feel it is better than I engaged MO to look into it. Why I haven't move in after 2 years is due to the MCO after MCO. MCO has delayed my renovation plan for more than 18 months. Renovation is not permitted during MCO and I can't travel to JH as it's more than 10km from where I currently stay in KL. The house is still currently under renovation and it will take hopefully another 2+ months to complete.

What I want to share here, JH is a nice township and those of you who bought your homes here have made the right decision.

Can call sales admin or your agent to ask. The info I get is latest by Sept for my friend's unit but they say will try to VP as earlier as possible.

Has any flood happened at Jade Hills ? Can any existing Jade Hill residents provide some insight on this ? I saw news saying that there was flood near the Jade Hill Commercial Area last year 5/5/2021.

Wow, you really have newspaper cuttings from last year. I'm not staying in Jade Hills yet as my house is under renovation. Will only stay there occasionally during weekends/holidays when the house is renovated as I work in KL.

From the newspaper cutting, yes the affected area is the housing area close to Jade Hills Square. The area probably is slightly low lying and hence, affected during heavy downpour. I believe there are other exit/entry points to Jade Hills. Moreover, according to the newspaper cutting, the local council should have carried out the remedial work by now. Jade Hills is on high ground and hence, not affected by heavy downpours or floods. If you are keen to purchase a property in Jade Hills, you better move fast as the whole area is going fully completed soon (<4-5 years).
