....wah damp expensive for 915 sf apartment with only s pool, gym & 1 car park only, price from rm301,800 i.e. RM 330 per sf. It make Setia Walk price look wrong already

....confuse hmm.gif on the 50% MOT which suppose start next year but I must respect notworthy.gif them...how smart they are on leveraging future thing on current time. Called them how they do...very very simple they ask to write to them and dated the SPA on next year date... notworthy.gif again they are smart..I saw no other developer talk about it even other developer just keep not to launch until next year to enjoy this.

....location...so so at Puteri 10 next to IWK plant..must see tommorrow the site.

Location : so so...From main Lebuh Puteri than turn to Persiaran Puteri before turn to Lebuh Puteri 3...left and right of the road with mature tree, see 2 storey terrace house on the left and Sri Dahlia, 5 storey walk-up apartment. Drive further see the IWK Treatment plant on the right, hiding behind the tree...turn to site see the location.

Building currently until level 5...got a sampel unit at ground floor unit 11 & 12...still not completed..the tiles not bad 2' x 2' porcelain tiles...2 air cond points come with copper & water discharge pipe...save hacking. To be honest.. the product doesnt reflect on the premium price that they are asking.. Just an odinary highrise with a swiming pool with no theme enphasize on it..

What sort of "Greenary" concept they are promoting where there is no lush of forest trees around? nothing but a bare green hill behind, a water treatment plant, surrounded by houses and an industrial park less than 100 meters away.. those trees a merely trees planted along the road.. Porcelain tiles is nothing much to shout about as it is quite normal nowadays for new launches..

That's the usual IOI ads to entice unsuspecting buyers......green, garden, space.....but their built quality is ok less the town planning....same thing happen in 16 Sierra, they promised many different theme garden but the size of the garden is so small & embarrassing, they just wanna built more houses.

Another projectat Puchong Batu 14 called Casa Tropika by TSI Property Development Sdn Bhd, built-up from 1,006sq.ft. price from RM312,000...translated into RM310 per sq.ft., 520 units but facilities on roof top..yoga zone, cabana, sky lounge etc. leasehold on 7 acre land. Yea... unfortunately, there is nothing special about it..
It was called "Apartment", but when I visit the site and showroom last month, they had changed it to "Condo", rebrand and relaunch it.. BUT.. the sales girl say there is nothing change at all before and after, not even additional facilities.. price remain the same..

IMHO, they change the name trying to change the "Status"... but i think the whole concept, layout and facilities speak for itself.. laugh.gif

Everyday I passby that area as myself been staying at BP but not bothering to go visiting the showroom as from my previous enquiry already know that this is just another average apartment with nothing to shout about. Like bros here mentioned, they need to add more facilities as well as to update it current design to revive the sales but for me I think the location itself has been a real let down, either facing waste pond or cemetary. Somemore at this price I hope they provide bigger space but at merely 900sqft I think nobody going to put their money into this project.

Yaya, they have change the status to condo. Also earlier package was only 1 car park and you have option to buy 2nd car park for 8K. They have increase slight the price, and for unit above 7th floor will have 2 car park, below 7th floor only 1 car park, not sure whether allowed to buy additional car park. Understand that the sales was around 50%.

ahead with the building. Aldo, they built
a showroom in the same building. Then sales
pick up, ioi raise another 10k.
Current sales % not sure, but heard
almost sold out. Concept no good, for normal stay okla. How can they sell without concept...aikkks.

No, it's not any clearer. It seems the koi prima people is the one confused between stn 11 with stn 12. Nobody dispute stn11, it is there. But it's stn12 which does not exist right now which confuses the hell out of everyone.

People got the right can say or even complain to the government. Anyway, Koi Prima isn't official launched yet. The upcoming two (STN12 & 13) LRT links can be approved nxt month or next year or still ATLEAST it's a proposed links.

Anyway, we are still at the very early stage. thumbup.gif

iishh, the latest one loh...i went there with my girlfrens and see stn5 and stn 12 not in the picture, mah either cancelled or postponed loh. the latest one is a few months ago i think cant remember.

by the way, i hope you dont confuse what i say with the one above, which is stn 11.

STN12 i admit its under proposed. Whetehr its took out or not, u can call the phone number in tht photo attached for clarification from Prasarana. Approval of LRT is not from developer concern. If its proposed (early stage), we still have to put inside our map. Our sales person will personally EXPLAIN to interested buyer who visit our show room.

i really appreciated for some guys here promoting our Koi Prima project. Those not interested, c u in 3 years later on that area development.

Anyway, bout that STN 11, we will launch another project there within walking distance to LRT. PM me, i will register u in, once it launch, i will invite u for soft launch around June-July this year.

Units on the higher floors are still available from the developer. Basically prices increase by 3k per floor. Thus the lower floors have been take up. Now only left the higher floors which is above 400k. Then having the main entrance facing the STP and the surrounding low cost flats plus the access road to the apartment/ Condo; these were the deciding factors.....

Overall, a nice place still if for own stay, as for facing kampung, better be appreciate it, coz not many developement you can face kampung nowaday.. not many kampung left..

Zen is just beside the main road - Jalan Puchong.

went there today and booked one unit. 43 units left.
a few $324,800 units still available.

IWK site is nearby, but it's not those 'open type' like those i see at Tmn Connought Cheras for example. It's still pond, but 'covered' in a way + it can't be really seen from the access road to the Condo.
Both blocks won't be facing the IWK pond fyi.

Chunkit, if you havent realise, welcome to the real world.. most millionaires are made from property investment..
you should be glad that we havent reach the stage like Japan HongKong and Singapore..
Work on something proactively rather than screwing the rich.. they wont stop buying or selling to you cheaper after you screwed them..
