Good day all,

I would like to stay in Seremban/Seremban 2 for next 10 years or more.

That's is my plan but now I cannot find where to get information regarding the new project for houses in Seremban area.

I already googled but cant find the answer yet.

I prefer to buy a semi-d house so my family will have comfortable life.

It seems like Sendayan project still new but that's is too far from Seremban.

Hopefully I get some info from all forumer soon.

Rasah kemayan seems too creepy..no streets light at night, inviting thieves to rob houses..

Budget max is 200k but anything below this is highly appreciate

All prices starting above 500k-600k for intermediate house at some areas in KV....Taman Bukit Serdang also start goreng...sigh

If I have money, I sure buy few more houses at Seremban 2...because I bet in the future, a lot of people will stay at Seremban and travel to work at KL...

Wait for MRT/LRT to be developed from Seremban to KL....Although KTM also not bad

5 mins drive to town.

yup even at setia alam, shah alam price start from 400k to 600k for 2storey house..
at shah alam,kajang,bangi price still around 250k-400k for 2-storey intermediate house..

If your maximum is RM200k, then Rasah Kemayan is a good option to buy.

Double Storey Semi-D RM130k to RM150K can get.

More than RM250K, I suggest you to buy Seremban 2 house Symtphony 1 or 2 (Cann't remember).

New Developement at Seremban 2 is fantastic.

Less than RM200K, New housing project I got quite a number also.

That's what 99.5% of the population in Seremban thought also.

So they end up buying RM200k-300k link house in Seremban2, Bkt Kepayang etc. When in fact Seremban2 also got bungalow at RM300k++.

Btw, RM220k also enough to net a 2 storey bungalow in Rasah Kemayan, now!

3-4 yrs back, Sikamat Akasia single storey bungalow launching price RM135k. At Sri Pulai 3, RM178k double storey bungalow.

Recently, a bungalow at Bukit Rasah was auctioned off for a mere RM105k, but it's in a very run down condition. However, structure is still ok.

What's wrong with 20+ yr old building?
Those old building got piling & damn solid. U can hardly find a crack on the wall.

Not like the new building now, 2 storey link no piling, wall start cracking after few months.

yup of course we cant compare with klang valley...
klang valley price is sky high and increasing very high...
i believe in the next few years for 200k you can only get single storey house..

Ya, I know. Maybe Rasah Kemayan Section 6. Less than RM200k to get a bungalow is impossible. If got let me know. I will my motor over there to have a look. BTW, I am staying at Rasah Kemayan itself.

I got a case RM230k single storey bungalow at taman sri pulai 3.

u dun look s2 lar.. look at rahang side or s3 side.. with 220k u can get a 26 x 90 big ds..

for me.. i think s2 is convenient, but too congested liao.. no point there also..

I told u it's NOT impossible, in S'ban especially.
I already gave examples, a 2 storey bungalow in Bkt Rasah was auctioned off for RM105k, got another the last I checked was RM185k.
Inside TTJ Golf Club, also got. But didn't bother to check it out.

However, whether u got the network to get the info plus whether u got the guts to grab the chance is another issue.
A man's stone is another man's gem.

Anyhow, even if got good location bungalow at sub-RM200k, I'd grab it myself 1st. Let you know ............? sweat.gif

The local majority has a negative view towards the residential area favored by some of the richest families in S'ban.

20 yrs ago, when one talk about the highly residential in S'ban, there's only Lake Garden, Bkt Kaya, Bkt Rasah.

Now got Seri Carcosa, Mont' Jade, Tmn Bukit Jed Villa that qualify to join the ranks.

The older gen prefer the upper 3, the younger gen prefer the bottom 3.

Hi all.

The developer is Park Properties at Senawang.

I did a survey to Senawang area for single storey terrace.

D'Latina 3A Quoted at 212k..

The SA said that many booking has been placed already but will be finish estimate next year only.

Some are already has been finished but waiting for CF ( this one SA said sold at 195K )

Price for houses are hiking way too much.

Dear forumer ~

I really need your opinion, it is consider affordable or expensive ?

I done cases from park properties but haven't got a look the environment and not idea how is like.

Price at 212k for new development project my opinion baes on the price ok.

So far I know 3 developer is selling at good price.

Double Storey House New Deverloper Project with complete build up with CF. Taman Bukit Kristal. Pay RM200K and no need to pay legal fees (Free SPA and Loan).

If you want to know more about the project, want to get loan from any bank or find a cheaper property which mean 2nd hand can find for me.

I agree with you. Once Rasah Kemayan (RK) is connected with the newly built township - Bandar Seri Sendayan. RK location will not be a problem anymore.

It's a yes & no situation for RK... being in a good location/accessibility (in the future) doesn't always necessary bring much appreciation... it will also depend on various factors ... just to give a couple of the reason that is affecting the preceived value in RK are the lack of proper maintenance on the surrounding (landscaping), security and quality of surrounding neighbourhood in the area...

I might be wrong but these are the perception I'd when I visited RK numerous times...

If the RK location become OK, I believe some new developers will be interested to revive this housing project in the future, because there are still plenty of undeveloped land inside RK.

My brother is staying inside RK, and when I paid visit to RK, I was told that the Semi D and Bungalow price are unbelievable cheap and below the market price. I just think RK has potential in the future.

Bro, no money to buy land in Rasah kemayan. Saving money to buy land over there. Many client bought land RM110k to RM130k plus all the legal document like contraction agreement, S&P, Stamp Duty and etc. RM20k. all RM150k.

RM350k build the whole house at ur own design and free will.

Total will be RM500k.

I only know pricing psf my former client bought it. (RM15 psf and RM18 psf)

7,000 sf also got, 11,000 sf also got so depend what size you want.

The land I know selling increase to RM21 psf unless you go 1 by 1 find out how much they are selling each land.

Some selling at RM45 psf, Some selling at RM30 psf and depend on how much they want to sell.

It is best go there have alot look, quite number of different kind of design bungalow being build up there. You can copy. tongue.gif

Thanks S'ban_2 - as I suspected the psf is around RM20+ nowadays... those around RM30-45psf is a bit too pricey... will explore...

Seremban_2, now, what is the price for RK semi-D and bungalow? There are a lot of vacant Semi-D and Bungalow inside RK.
If the price is OK, can buy for own stay.

Last year, my brother bought Semi-D 180K + 30K extension & renovation (3400psf).

BOtakz, I admit I have been looking around S2 and adjacent areas, and am not familiar with Senawang. But I heard its growing and there is an industrial park there. For RM300K you should easily get one in Senawang. Look up Mudah.com or Property Guru. Tons of choices. Better still get a good agent by meeting up a few. Good Luck.
