Is it completed? Selling at 300k some more Kajang area, I think KV still got a lot new development with reputation developer selling less than 300k. I don't think can make it.

Well, I'm not sure whether OUG (Jalan Puchong) is consider KV but so far Parklane 259k onwards for 950 sf. Just with high density 4k+ unit on a 34 acres land.

There are 2 more nearby, Tiara mutiara and 308 residency.

Yes OUG Parklane can buy though it is just an apartment with no facilities except swimming pool. the other 2 along jalan puchong is above RM300 per square foot.

Good investment, buildings almost completed. Price is around RM 350k now..if you want a decent place to stay in kajang with security and condo facilities - i can only think of this.

Within 1 KM got CIMB bank,99,Giant, entry and exit point to SILK highway, 5-6 Chinese restaurants, 3-4 chinese food courts, Mamaks, Indian restaurants, Kajang's best gym (run by TLS as well)..etc..basically its a very convinient place.

Was told by agents. I guess before TLS contact you the agents got you first. Cari makan mah, don't blame them.
Anyway, prompted by your question, I called up TLS office just now. They said Phase 1 will be getting the keys 1st by end of May. Phase 2 will be somewhere in June or July. cry.gif
Anywhere, the staff told me many looking buy a unit there and going price is around 350K. Dunno true or not cos I saw many listed to sell is below that. Just FYI.
BTW, got any good contractors esp for awnings and grills? Electricians? Interior ID? Hope we can share good ones here and also blacklist the bad ones(must come with valid reasons lah) Thanks.

Yup the price is around RM 350k now..i think it will go up to RM 400K+ in the short term (within 1 year) as the area is really good and the condo itself is one of its kind around there..

Just got a call yesterday saying keys are ready for collection. Most of the property agents will be setting up booths at the key collection area to start selling and buying .... its selling like hot cakes guys!!! Should have gotten 2 units... haha!!

Got my keys today, and went to inspect the unit. It was above my expectation except the electrical switches looks like a rush last minute job.

quality is OK, just minimal touch up required. I'm staying at Ixora, also by TLS, and I can confirm Pearl is much better.

Today I went to c the property... vry interesting. . But I was told by the agent that the phase 1 (block A n block b) the car park is not side by side..compared to phase b... is it true? Care to share... I also interested to buy.. any owner want to sell?

As of now.. this property is the only one yg my mom interested. Not many choices in kl / sel with sqft > 1000. Earlier we check on suria court.. but that one is apartment.. Btw, I got one unit, phase 2, 19th floor.
Collecting the key next week. Still not decide whether want to rent or let go.
Want to have a look at the unit first.

If I'm to sell, expecting more than 330k though.

haha..I know this area very very well...all I can say is the price is only headed north...I expect this condo to reach RM 380k by end of this year and at least RM 450k by end of next year...this is very conservative estimation..

yes, they provide gym for the tenant, just beside the pool. the equipments are not in yet.

Finishing not bad.... defects for me not many.. and not major.

One thing.. all the taps and sink and bathroom stuff
branded.. hahaha.. not bad lor i would say

2. kitchen cabinet.. --> so so.. i feel they could have done better.. TLS should change contractor.. or get the none formica type in the next few projects.

3. no air cond given for pearl...

I have been working in kajang since january 2010 before taking unpaid leave to follow my husband abroad. We were renting at bandar seri putra (BSP) back then. Now that we have 2 kids, BSP seems so far plus the toll that we have to pay back and forth, we decided to stay closer. Husband is working in one of the local uni nearby.

I choose furnished house because i afraid we are going abroad again (to stay away from the hassle of moving/selling bunches of furniture) or better, be able to purchased our dream home (having new furnitures then!)

I see more and more of a certain nationality coming into this place. They are known to be aggressive and others might not want to stay at a place full of them for safety reasons..

Just a heads up to chose your tenant wisely to preserve the standard and peacefulness of this place..don't think short term :-)

May I know which is the nearest MRT? how far is it from this condo? is it the one near the stadium with famous kajang satay? forgot that station is called what name already. KTM is no where near this place right?

Nearest MRT in front of kajang satay stadium area.. KTM is further up.. near the new MKH boulevard area.. nearby the KTM also there will be a MRT station. Correct me if i am wrong. Cheers!!

Full grill is about 2.3k, less than 2k, maybe is besi buruk recycle?

Always go for better quality with powder coat of external grilles. Else it will just get rusty in a year, especially white.

Realman - really bank valuation 380k. Because I already check with affin and bank islam only 330k. Others bank only 300k. which bank can get 380k..?

my unit got custom cabinet in all room, air cond in living, water heater in MB, inlcusive lights, fans and tinted glass, I can push to Rm1200 only.

There are units with 2 airconds, water heater being rented at same rate, so ATM competition is a but stiff.

It's better to have 15% and FYI 10% downpayment maybe not enough le. Bank valuation not so high.

Hi to all Pearl Avenue... I recently bought 1 unit for own stay there... sadly to inform that foreigners already started staying there... . from my observation n when I ask around.. they said mostly at 19th floors ... to all owners that renting out their unit, I understand that u guys definitely want to make profit from your investment.. but please consider also to all other people that also staying there... nowadays, not everybody can afford to buy a house.. n when we buy surely we want to b happy with it...
I'm not racist or w/soever .. just hoping that its worth it buying that place.. hoping that I wont regret with my own choice...

For those who are apprehensive about foreigners as neighbours I guess the best approach is to treat everyone with due respect as fellow humans too. Nobody likes been treated like scums.
No need to be over friendly lest they get funny ideas. The management knows about this inflow too, when I made enquiry they said most of them were married to Malaysians n used their names to get the tenancy.
I really don't know how true it is , only time n observation will tell.
For now, we need to weed out any bad apples that threaten the peace n security of the place by making complains to the management n keeping a record of it , maybe post it on this site.. If we all do the same, the management/us will be aware of the bad apples n we can act cohesively to demand certain action be taken.

I recently bought 1 unit for own stay there... sadly to inform that foreigners already started staying there... . from my observation n when I ask around.. they said mostly at 19th floors ... to all owners that renting out their unit, I understand that u guys definitely want to make profit from your investment.. but please consider also to all other people that also staying there... nowadays, not everybody can afford to buy a house.. n when we buy surely we want to b happy with it...
I'm not racist or w/soever .. just hoping that its worth it buying that place.. hoping that I wont regret with my own choice...

my apmt in sepakat indah 2 slowly reducing the afro-american tenants, from 30 unit last year to only 5 this year. but that is the work of the JMB people, which at the moment practically does not exists in PA. It can only be formed next year.

so please do not skip the JMB meeting, if we need to stand against offensive tennants

if you visit the area during the night, you can see that the units facing the pool are around 30-40% occupied.

Bro.. I had go many bank to refinance my house, the highest value I can get is RM330K.. Affin and Bank Islam. RHB still 300K, Public Bank 300K. But still cannot do refinance because ccris record not really good. Still on trying, if somebody can help, is welcome.

fyi, the CCRIS report is for 12 months. So 3 months good conduct not enuf. If got time, you got BNM and print your CCRIS.

May I enquire from the landlords here? Usually the landlords have only 2 electronic access cards. Upon renting, how many card should the tenant have?
It seems only 1 card is difficult for tenant.( One wish to go swimming pool, the another may want to go out shopping).
But if all surrender to tenant, Landlord also susah. How to visit your own unit then?
Can anyone give your thoughts on this?

they already blocked the 'BLACK' to rent unit at pearl avenue, all these happened cause of some unethical property agent, they cheated the owner with local tenant, but actually the unit was being rented to those 'BLACK'

I'm not too pleased with the fact that the swimming pool level has no changing rooms!
Are we expected to go back to our units thro the lifts dripping wet all the way?
Or are we expected to do our changing in the dirty urine splattered toilets ? The management does not even have the foresight to add in clothe hangers for the residents. When questioned, they said they ensured the toilets are cleaned at least once a day. Come on, toilets are only as clean as the last person who went in. And toilets are mean to be function as toilets. That's why there is a need for changing rooms. The lack of it in P. Ave is unacceptable.

Or are we expected to do our changing in the dirty urine splattered toilets ? The management does not even have the foresight to add in clothe hangers for the residents. When questioned, they said they ensured the toilets are cleaned at least once a day. Come on, toilets are only as clean as the last person who went in. And toilets are mean to be function as toilets. That's why there is a need for changing rooms. The lack of it in P. Ave is unacceptable.

they're located right at the corner behind the multi-purpose hall

recently mgmt issued notice to warn residents not to throw rubbish down from their units. i personally saw cigarette butts and small trash in some places. that's sad. some bad apples behaving in uncivilized manner. and it is not easy to catch them in action.

I noticed sometime lots of rubbish. Wife said maybe shop buz too good rubbish everywhere is normal.

Every week we sure makan b/f here. Very convinient from jadehill to here.

got complain from my tenants that all residents must take down the rubbish from home to ground floor. is this still really the case? why can't just use the special garbage room?
