So guys...for this M City..buy or dont buy?? property market would be slow down starting from now until 2018...and pickup again end of 2018 onward...not sure is it good to buy now. esp this upmarket condos, any comment??

Recently got so many rebate and goodies everywhere...maybe until nxt 2 years. price still the same for new properties. I think M City is good..but only certain area need to study. ie: Over Supply area, low rental rate from others, Oil & Gas Industries down, weak ringgit and world economy worsen. For flippers this is nightmare to them unless they got holding power lor. but until when mau hold....so now many investor just watch and wait. dunno izzit a good strategy.....or buy when market was weak....hehe

Sure not look much better....my frens called this building Gotham City bcoz of black colour or gloomy theme. later can put Batman spotlight on top...haha

its normal if popular area nowdays mostly high dense. unless buy at kenny hill area or kg tunku...but price not cheapo la...sure cost arm n leg d. or out of klang valley..

if not that long how long should u hold? more than 10 years...or flip after 2-3years with this kind of economy situation. tell me how..i dunno..coz i'm newbie. or better just dump my money at bskl?

You need to beat the fixed deposit rate (near zero risk)

Simple comparison : 1.1M property 1M loan@4.5% 100k Deposit
Monthly installment = 5,066k    Monthly maintenance = @.35c (say 1000sqft)  = 350
5 year cost = 303,960(5066*12*5) + 21,000(350*5*12) + 100,000(deposit) = 424,960
loan outstanding = 911,579

If you sell at 1,336,539 (424,960+911579) , congratz, you get your money back  biggrin.gif

MRT2 Line confirmed aready, project start June 2016...

"Supplementary information regarding the KL MRT Line 2, known as the Sungai Buloh-Serdang-Putrajaya (SSP) line, have surfaced, including an overview plan of the entire line along with the total number of stations that, as of now, remain unnamed.

Construction of the line is due to begin in June 2016, with a targeted operational date of currently earmarked for the fourth quarter of 2022. So ok or not ok for this M City?? if built quality ok...i think it's ok for long term investment. But if quality worst for own stay also not worth it.

Usually people who desperate to sell their property can be clustered into these two types:-

Person A: Those who bought dud properties and just want to unload them.
Person B: Those who have ‘problems’ which can be solved by selling their property.
