Mcity concept look nicer especially the floating garden as compared to elements. The pricing for mcity now is way overpriced as it selling way above market rate and more like 5 to 8 years future pricing till LRT/MRT come to ampang point. Those who went in at first phase will have better gain as rental will be a challenge as it will be competing with cheaper element residences. I almost went in but after punching the number, doubt it will be able to cover my installment for those studio unit. High density of total 2000 units (mcity and elements), it will be a pasar malam competition comes VP. Good luck to those who bought earlier but those who plan to buy, be prepared to hold long till mrt comes (probably 2020  ) Without MRT, that place is a nightmare to stay unless you have car.

By the way, arte new 1000 units project is behind mah sing and just beside elements. Preview launch 28 sept. 700 to 800 per sq ft. Habislar that area...3000 units. Thos who bought elements who face klcc will bang ball now. They will be facing this new residence.

Mah sing is selling future price now. Just like all developers.  Those who go in late are the one who is going to get their hand burn if you are not looking at long term.

They are still property within klcc that is shy of rm1k per sq ft and mah sing selling at rm1.2k to 1.3k is definately overweight.
Even 328 by tan & tan recent launch was at rm900 per sq ft with better finishing and a much better location. Hampshire across the street is still hovering around rm900++ per sq ft.

Mcity already selling future price. Last year when I check, they already selling rm1.3k psf before rebate.
Owner will need lots of holding power to secure a tenant. It may not be easy and will take a while with so many new units surrounding the location.

The area is pretty strategic. Can capture the Koreans and middle easterners. Question is with so many units from elements and mcity, do we have enough expats to absorb the supply? Only time will tell
