But but...it's really cheap now, I assume you won't go wrong with being the cheapest in the area..

I need to check it out with BBW tongue.gif

Do you mind let me know how cheap it is? Price per sq ft?

RM1100psf++...

If you're taking bigger built up, it's below RM1k psf..

As the other said, if you're still able to obtain 90% MOF entry at RM3k only

buy for own stay is ok , not for subsale

Sub sale have to hold for few years but potential is there as it's just stone's throw to the banks, shoplots & Ampang Point mall - convenience are there, not to forget the retail lots at the bottom of M City as well as surrounded by 4 international schools & few renowned hospitals.. brows.gif

this are the same USPs for all the other condos nearby... but at a discount of 20-30%.. supply n demand is the problem here  tongue.gif  tongue.gif

location fronting Jln Ampang, luxury facilities provided with 5 different gardens under 1 roof, concierge service at lobby, confirmed Village Grocer as anchor tenant and nestled in a matured neighbourhood...i cannot see any reason why no demand tongue.gif

even Setia Sky Residences at Kg Baru also have demand, i assume this will not be worse than that tongue.gif

btw if you're comparing psf to nearby under con development, aint this one a bargain? NxVx also selling approx 1500psf, maybe 1300++psf after rebate with lesser facilities on a smaller plot icon_rolleyes.gif

im comparing it with elements which is next door.. astoria n Arte is next door as well.. novo is out of the picture  tongue.gif  tongue.gif

My comments are mainly on the supply of units in the vicinity.. how many units does M city have? Elements has 1040 units.. astoria another 800 plus..arte another 1142 units..

very true indeed but if there are loads of supply, i assume location and affordability coming next.. brows.gif brows.gif

it's difficult to say because this part of area are mostly muslim populated

if there are really occupied by bars or bistros i am sure the western foreigners will be coming in from KLCC/embassy row, that's the difference if you compare to Scott Garden

just my assumptions though.. notworthy.gif

I own properties at MSuites (also by Mah Sing) and I don't feel very good about MCity. But if its around 1k per sqf then its ok. But still not very confident with Mah Sing projects especially at these Jln Ampang area..
*
chief, do you mean MSuites could fare better to MCity? facilities, location or close to amenities?

imho, m city would be slightly better compare to m suites because of its location, even though it's further away from KLCC but it's nearer to the amenities and commercial lots situated behind the Ampang Point whereas M suites are neither here nor there except the GE mall.. notworthy.gif

btw developer planned to move the M City showroom to M Suites soon...anyone wanna check it out, can PM me brows.gif
