if die die must buy this and with regards to price, one need to look at very first initial prices and compare it to current - strip it all down and
do an apples to apples comparison..(.note am just looking at one aspect ie pricing ONLY..)

so if you can get in at equal or below the initial prices -then its worthwhile considering I reckon..

then within the development not all are the same obviously ..to stand out you need to get in with the best of the best (so to speak ) - best view, best layout
etc..

BUT for me, the current jam in that area is a concern but not my biggest concern.

My biggest concern which would have to be the delivery and execution of the end product ..its challenging looking at what MS has promised and looking
at their track record which is quite limited for now, it is not very encouraging..

just my personal views on a lazy sunday morning ...smile.gif

Exactly my concerns before..the sa insisted at that time it wl b fine..however having said that i will stop short of saying dat it is a failure...as it depends on the final delivery ..maybe some may see that the odds are against it ..but consideration must be given to the buyers as well whose future homes /investment are at stake..

Some write as it they know a lot about property and retail market but behind dat pen could be a young chiku who is probably wearng a hat that is too big for the head..am just saying lah..smile.gif

Based on my own experience I find that foreign owners pay their maintenance fees very promptly as they seem to accept that maintenance charges are like taxes - you cant run away from it ..essentially they are more responsible and based on my limited experience with foreigners of high end properties

ka ka..naysayer spotted again and again...10 years no yield no cap - adui, am no fan of this development but to say that its totally nonsensical..

as with any development we really have to wait for its completion before we make a final conclusion - no one and I mean no one can really say for sure its
a total failure or not so let us just wait and see ..

yes I do agree for the next 2 years even 3 could be challenging and for some more challenging than others..

the colors are very dark and foreboding...and this grey and white combination is getting really "common"..

lots of predictions but for now no one really knows for sure if mcity will turn out to be an expensive dud or not for the
owners..

however the developer really does not have a good track record to speak off so that is already a big con to start with..
they have a very unique and ambitious concept with the gardens and lagoons and what not - if executed well, there is no competition to speak of really ..
(there has been whispering that the building is facing leakage issues - so that is a huge concern due to the many water features inside the development).. as for the internal garden, MS is not known for landscaping so hopefully they will do better this time, and the garden with live plants is sustainable over the long term..

I have to agree with you that the state it is in is not acceptable for VP..

A good developer will ensure that the place is cleaned up properly and everything works (more or less) before handing it over..i have seen
a few developers that do that but actually the bigger the project the more sloppy is the handover..

The more defects the unit has, the longer it will stay vacant ..buta buta bayar maintenance, bank loan and not to mention the time and effort
spent to get it rectified properly..

With an open balcony you will continuously find garbage on it.. .that is a sure thing.

dun wait for agents to call ma..you must call them also..
"problem" with this dev as some parts are still under construction so can imagine the noise , dust and what not
day in day out..

So it may take a while for the rental market to pick up..

of course the faster the retail fills up, it will augurs well for the rest of the development ..

nowadays agents also very malas liao...

they only promote properties that are super easy to rent or sell..

sendiri advertise ...mudah.my , speedrent....rent out cheap cheap sure got tenants but make sure you vet
your tenant property..kow si lap sap type better not take lor..

there is a difference between using speedrent and going direct ..

Speedrent gives a "guarantee" for the deposit so if the tenant runs off , then speedrent will pay the 2 months
rental..however in your case, if you run off, the owner ends up with nothing..

so gks - yes, that is a good suggestion... he should use speedrent.

Speedrent provides another option to owners who are looking to rent out their properties - I really wouldn't
call them a "disrupter" - after all we should welcome all new business ideas instead of being stuck in a rut doing the same old same old...Same with uber - I think its brilliant idea and very successful too..it is obviously filling a niche in the market..

Speedrent may have given renters the no deposit idea but likewise its up to the owners whether to accept or not..

-its an open market.

Some of the nearby developments will not take too long to complete, ISKL is a school, no need years to complete, I think they target  laugh.gif 2018.Anyway, buying property is for long term gain not short term. The best point here is it is very close to city centre...less than 5-6km.
