If the facilities such as hanging gardens form part of the SPA and it is not ready during VP, buyers could claim lad on this common area if developer is delayed.

I remember TMS sold this project with future mrt station within vicinity. I wonder there is a control of marketing contet by regulation as that time the circle or mrt2 lines are not even announced yet.

Those who believe the pitch and bought into the project... feel sorry for them.

The keypoint here is MCity has putting the future station in their marketing pitch/brochure despite no official announcement on the circle line except some rumor that swirling around.

With generous LAD paid by TMS, owners have free capital to hold the unit for next one year or to renovate it for renting it out.

If rental market is slow, you can entice agents to market your prop with 1.5 or 2months comm.

MRT3 is not going happen anytime soon... Even if happen... it will be at least 7-8years after the announcement. For M-City buyers, If it happen while you still own the property, take it as bonus....

MRT2 is purposely re-routed to Bandar Malaysia in order to serve the massive development...

no matter what is the condition of market, as a landlord should never accept a tenant that not paying deposit.

Unless they are paying full advance rental or paid by blue chip MNC

Speedrent gives a "guarantee" for the deposit so if the tenant runs off , then speedrent will pay the 2 months
rental..however in your case, if you run off, the owner ends up with nothing..

Got fat check from developer is better than no fat check.

Regardless good or bad fs.

The fat check is also can be used to renovate the unit nicely to attract good profile tenant who can afford to put down deposit.

I think speedrent is not a culprit here I am sure they have mechanism to protect themselves for example credit card record.

But regardless the market condition..... as landlord you need to insure yourself from damage, risk of non paying tenant and by securing the 2+1months deposit, you can mitigate such risks.

I think contentious issue here is one forumner would like to make direct deal with landlords here with zero deposit without clear understanding of how SpeedRent's Easy Scheme work.

how is the occupancy in mcity after 6months of VP?

In general the tenancy market in KL City is quite soft. Not sure other development but Vipod And Summer Suites still doing roaring business with decent yield.
