QUOTE(ace77 @ Feb 4 2016, 06:47 AM) I guess ur mentioned on first phase must be the soho units. The difference between M City and others are M City soho units is with HDA governed. This the concerns of what happen in other projects will not get repeat here. As purchaser got the protection of the law. Yes the singplex and duplex soho If the facilities such as hanging gardens form part of the SPA and it is not ready during VP, buyers could claim lad on this common area if developer is delayed.

I remember TMS sold this project with future mrt station within vicinity. I wonder there is a control of marketing contet by regulation as that time the circle or mrt2 lines are not even announced yet.
Those who believe the pitch and bought into the project... feel sorry for them.

QUOTE(ace77 @ Feb 25 2016, 03:26 AM) I am also sorry to hear and i also dunno why the MRT station going to be missing or not to be there at all. The keypoint here is MCity has putting the future station in their marketing pitch/brochure despite no official announcement on the circle line except some rumor that swirling around.

QUOTE(ace77 @ Feb 25 2016, 03:20 PM) So the so called missing station had not been announced? Or the station moved to somewhere? Unless the station moved to somewhere, the statement above is a only assumption basis. At first place..... where is the official announcement of alignment and location of station? Anyway for prospect buyers... Caveat emptors lo.

With generous LAD paid by TMS, owners have free capital to hold the unit for next one year or to renovate it for renting it out.

If rental market is slow, you can entice agents to market your prop with 1.5 or 2months comm.

It is question of liquidity vs rental rate, reno cost and targeted tenant.

QUOTE(ace77 @ Jun 23 2016, 06:59 AM) Stucked?? The project is VP on stages and all buyers get LAD. What is the issue? The project is VP-ed less than 4months. If purchasers couldn't hold for 4months... good luck!

MRT3 is not going happen anytime soon... Even if happen... it will be at least 7-8years after the announcement. For M-City buyers, If it happen while you still own the property, take it as bonus....
MRT2 is purposely re-routed to Bandar Malaysia in order to serve the massive development...

no matter what is the condition of market, as a landlord should never accept a tenant that not paying deposit.
Unless they are paying full advance rental or paid by blue chip MNC

QUOTE(ak70 @ Aug 2 2016, 04:28 PM) hi there I thought you are decent people on this thread. But, of course I was wrong. Have you heard of speed rent app? I guess not! The owners cut the agents or middlemen and rent their units without any deposit to reliable people with good jobs at reputed organisations. That's what I referred to and of course I didn't intend to take advantage of anyone. Who wouldn't think of the market when doing business or making long term deals? Any educated and smart person would do, so did I. I didn't harm or hurt anyone. So, refrain from mean or self-entertaining comments. If you would like speedrent to assume the deposit liability, why dun u use the service?

QUOTE(nookie188 @ Aug 2 2016, 04:53 PM) there is a difference between using speedrent and going direct .. Speedrent gives a "guarantee" for the deposit so if the tenant runs off , then speedrent will pay the 2 months rental..however in your case, if you run off, the owner ends up with nothing.. so gks - yes, that is a good suggestion... he should use speedrent. +1

QUOTE(ak70 @ Aug 2 2016, 05:45 PM) No one can run off without paying rent because 'no deposit' doesn't mean 'no guarantee'. The speed rent keeps tenants credit card details in file so that landlord or owner doesn't lose anything. No deposit up front but guaranteed payment by the card registered by the tenant. Yes, I'm registered there but only 3 units are available which aren't the layout I was looking for. Thanks. Why you do not want to pay deposit at first place?

QUOTE(ikanair @ Aug 3 2016, 10:57 AM) Classic case of creating own Bad Feng ShuiIf most owner think same way, most units will remain empty, this will have a cascading/snowball effect down the line and create a self defeating death spiral that is very hard to get out. - less people around will make it less lively, this in turn, will attract less people - retails lots will become half-dead, making even more less attractive for people to come - and after 1 year pass, fat cheque gone, how? Catch no ball of your argument Got fat check from developer is better than no fat check. Regardless good or bad fs. The fat check is also can be used to renovate the unit nicely to attract good profile tenant who can afford to put down deposit. This post has been edited by gks: Aug 3 2016, 11:38 AM

QUOTE(BEANCOUNTER @ Aug 2 2016, 09:16 PM) I think speedrent is not a culprit here I am sure they have mechanism to protect themselves for example credit card record. But regardless the market condition..... as landlord you need to insure yourself from damage, risk of non paying tenant and by securing the 2+1months deposit, you can mitigate such risks.

I think contentious issue here is one forumner would like to make direct deal with landlords here with zero deposit without clear understanding of how SpeedRent's Easy Scheme work.

how is the occupancy in mcity after 6months of VP?
In general the tenancy market in KL City is quite soft. Not sure other development but Vipod And Summer Suites still doing roaring business with decent yield.
