what is the price range?

received sms from dijaya company today saying: Casa tropicana – final block new release units, visit their grande sales office this weekend, with attractive package. 03 77282018

without a doubt, casa tropicana. why? Riana Green is more than 10 years old. while management is good, there is a lot of wear and tear and looks a bit run down. casa tropicana is still new and there is still an upcoming block, meaning more buzz in the future...dijaya management also solid, the building of casa tropicana looks more appealing than the jaded outlook of RG

If I am not mistaken, Block E was just recently launched about maybe a month back? Scheduled for completion 2013.

Went to the Dijaya showroom at Tropicana City Mall awhile back the sales person there said it was all sold out and was selling at RM420 psqft.

Seen many units for sale/rent on iproperty though not sure if they have been sold or rented out. Anyone know what the take up rate there is? also what is a fair price for rental (per sq ft)?

There are usually 2 prices, 1 for golf view and another for those that aren't. Sales person at Dijaya told me golf view selling for nearly 50% more rclxub.gif

Hi All,

I'm quite interested in getting a unit at Casa Tropicana. Been seeing a couple of units there and so far looks alright. But recently I noticed there are more units available for sale compared to last year. Not sure it's due to what reason but it does makes me think twice before commit into buying one. Worry I may make the wrong move due to lack of info and experience.

Do you guys have any info or advice to share? Any advice will be helpful.

I just signed the booking fees last night. Even my agent mentioned to me that he didnt sell much last year, but he sold around 6 units since the beginning of this year. Apparently owners didnt want to let go last year due to the stagnant price, but now since the price has increased, i guess they decided to selll.

Its about RM450 per sq. Im not sure which layout but the build up is 1184sq in Block D. Not facing the golf course. The other side sad.gif Only the 2nd room faces the swimming pool.

The last i saw from DIJAYA sales office (Tropicana City Mall), they still have a few more units.
If not mistaken, its low level units.
You can check it out, Tropicana City Mall ground floor, opposite Starbucks biggrin.gif

always wonder why corner lots in condos are supposedly priced higher.. to me it should be the same.. since there isnt anything physical special about it. Just that the name corner lot makes it sounds more worthy.

My unit size is 1184 sqf. Am paying around RM480 per sqf. with a bit of discount.
Try to get the newer block such as Block D, apparently the build quality is better. Do you know which block are u viewing?

Nt sure yet, but viewing the 1420 sqf unit.. but the asking price is quite high, 650K... But if im nt mistaken the unit is partially facing golf view n partially Tropicana indah.. Wonder wic block would tat b?

Price seems slightly high. Is it fully furnished with 2 car parks? Try to nego if you like the place. Im not too sure of the block. I have not moved in yet. Still waiting for my SPA agreement to be signed.

Yup.. normally the bank valuations are rather low.. but if you try OCBC, they give quite high valuation. My loan agent has done a couple of units in Casa Tropicana and even before i submitted my application, she already told me "Dont worry.. your unit can get higher than your bank loan, cos we had a few valuators examining a few units here already."

Yup.. only master title is out. Strata could be another 1 or 2 years before its done.

So true. If I didn't buy my properties few years back, I'd be stuck too. The prices are insane, I can't see a good deal anywhere for below 500k! rclxub.gif

the view facing the golf club is quite nice. But the condo quality is questionable, especially the sound proofing, toilet smell, lift, the layout is not efficient - wasting space with corners here and there. Old looking design - not modern type. With that kind of pricing, I think you can get a lot of other choices.

the best is only a low medium cost quality without the view. With the view, it is better.

Units should appreciate once tropicana avenue is up as noise level from plus highway will reduce as they are being blocked off by trop avenue., especially those which are facing highway now.

Hi, based on my research, block E quality is better than the rest. Why is it so? Newer?

How is the occupancy rate at the moment? I'm thinking of getting a unit to rent out for now.

Where exactly is this LRT3? Is it going to block the condo something like those at Ara Damansara?

This condo got my attention mainly because there's a golf course view, something which i really like. smile.gif

Hi, for owners who stay in casa tropicana.. may i know if there is a lot of foreigners (african) staying in this condo? I visited the restaurants few times and spotted quite many of them.

hi, anyone owns a unit at casa tropicana? i understand it is a leasehold building built in 2008. is it worth to buy now for own stay now? i saw some of the selling price is around 550K which is within my budget. i am not sure about the residents are either local family or working/study foreigner. As i am new to tropicana area, i am not familiar with the traffic especially in the morning. any comments/ideas for me find out more on this property?
