Hi all bukit raja buyer,

just wanna to find out how long you guys collect your stamped SPA from the sales agent? 2 or 3 weeks or more than 3 weeks?

I just found out from the Sime Darby BBR section, all the property (Paloma, Fuego, Avani & Delmara) have been stated as SOLD OUT.

I've collect my Delmara S&P and pay the MOT last week, every week i need chase my SA to ask him about the S&P status.

I thought pay MOT and registration MOT when u received the stamp S&P agreement. Why so late only pay MOT? Ur sales agent never inform you about that??

One questions for u guys, when did u receive ur loan agreement docs from ur loan lawyer? After 2 months signed the loan agreement docs or after 1st progress billing loan release payment?

FYI, If the MOT name still haven't change, the SD will bear the cost of the interest of the loan. This is what been told by my sales agent. Anyway u will saving more interest than paying before the MOT change to your name. smile.gif

Anyway, mine 1st progress billing payment jz release to SD. Almost 1 year or exactly 11 months.

You can check the cukai tanah under your name or developer name at this link (http://hasil.selangor.gov.my/SemakanCukaiTanah.aspx). Mine one still under developer name.

The Delora will launch on 21st April,

for those buying Delora, they will entitle for the promotion:

a) Free MOT

b) DIBS (Developer Interest Bearing Scheme)

c) Legal fee, SDP approved stamp duty & disbursements on SPA and loan agreement are borne by developer

d) Cash Incenties ,April RM10,000.00, May RM5000.00, June RM2000.00. (cash incentive will be paid via cheque upon VP)

e) BLR -2.40% after vacant possession. Panel end financiers will be Maybank, Cimb Bank and Ambank only.Others bank is not acceptable.

Booking fee :RM 20,000.00 (cheque/bank draft/ credit card)


Above info i get from the sale agents.

BBR onwers,

Any of you encounter the progress billing always need to chase the bank to release at last minute?
This is my 3th progress billing already, it seem like i always need to chase the bank to ask them to release the payment at last day of due date.
What happen if i never chase the bank to ask them to release the payment? Will the SD penalty the 10% late payment on me or the banker? Any of BBR owners share the same experience?

Yes, i use SD panel lawyer. How many progress billing letter you recieved already? Ur bank miss out how many progress payment? What is the reply from SD for ur complaint?

Chase bank lawyer is not use because the lawyer only advise at the 1st release after that bank will release automatically for the rest.

Just wonder the new owners of the Bukit Bandar Raja still encounter gangster come to your collect "ang pow" during your house renovation?

Anyone of Petunie, Ellis, Avani, Paloma, Feugo owner encounter this of problem???

I heard those gangster have the insider connection with the guards house people at there.
