Levena has a bigger built up and is a smaller area comprising less then 100 houses. You should go and see which design you prefer and also the location. If I am not mistaken, Avani's built up is smaller than Levena.  Most people say Avani's location is better due to it is at the main entrance of Bandar Bukit Raja. I personally prefer Levena for the bigger built up and also the location. Is surrounded by the earlier phase of Bandar Bukit Raja, some single storey and some double storey. There's 24 hours security guard at the moment given by Sime Darby for 2 years if I am not wrong. But the residents here are planning to continue with the security guard and also considering fencing the area up like the Setia Alam side. At the moment not feasible because only about 60% occupancy. However, many houses are under renovations now, so more residents will move in soon.

If you are interested in Levena, most of the on sale lots are end lot or corner lots which asking price around 700k-850k. For intermediate units I think there are still one or two available around 550k-580k, not many units though. If I am not mistaken there are 2-3 units only. My sister just paid deposit for one last week, the purchase price is at 545k. You definately can get more choices for Avani as it is not VP yet and many already keen to sell.

The new phase is actually opposite setia alam, ie: on the left side of jln meru if u r coming from meru town driving towards klang town ... It is located opposite setia damai G&G area, beside semarak apartment ... Heard from SA that it is going to be priced below 500k, 20x70 ...

I bought Paloma2 at 670k..
