Hi,

Im also having nearly same problem with itsybitsy,

my case is the the house is already break to individual title, but my vendor hasn't change the name to his own, he said he wanna do at one time when he found the buyer (me), whats my concern now is, can the developer same like itsybitsy's developer that they can not to do a direct transfer to me? and i needa wait for them transfer to vendor only to me? Once i sign on LOA i have to start pay the loan back d right? can i push back the loan payment due to such incident that i have to wait few months (if situation is same like itsybitsy)?

Hi,

when do we pay the fees for snp?
once signed snp or after finish process or before even start sign? >.< can pay half then continue the rest payment o not?

ic, thanks for that, ohya e lawyer firm asked me for this, A copy of the title in respect of the property, what is this? i told them i don't have this, they can actually help me get that right for SNP purpose? and how to make sure that the vendor clear all his debts on water, electric and cukai pintu when i got the house?

Yya im taking loan, so bank will supervise on that la? wah looks like they ease our worries ya! thanks!! okok, how many days do lawyer need to get land search n everything document and prepare the snp? i worry on the expiredate for my execution for snp, how can i make sure i stay in the duration of sign snp?

With regard to the assessment and quit rent receipt, your loan lawyer will request for it. It's not the bank who will supervise it. They will just require a copy of it to be forwarded to them.

How many days to do land search? Depends on how efficient your lawyer is. Usually 2-3 working days.

Hi,

My next monday is the last day of my snp execution as written in booking form, im buying a subsale, nw my lawyer said they jus gt all details from vendor and also already email a letter of confirmation to developer, wonder is thr possibility tat developer nt reply soon enough? N i have to pay Penalty or deposit forfeited? But its nt my side fault anyway, any suggestion?

hi Daria, my legal just told me they are in the midst of submit my CKHT Form at Lembaga Hasil Dalam Negeri, would like to know the general status, is tis just the beginning process or already half way in order to get my house?

Hi daria,

Facing another issue again sad.gif after i sgn everything, my lawyer told me that i have to sign supplementary document as my vendor do not wish to withdraw from developer (at first we agreed to do direct transfer bt later on he said didnt wan) thus they cant proceed dirext transfer to me, i dont understand why he wanna extend the process by the time direct transfer is more easier an faster he can get the money release from bank, had any experience on tis kinda similarissue before? What can i do? Btw my bank nvr release any money yet, i wonder will i e charged penalty o nt if the process is keep on dragging as this >.<

What penalty are you referring to? Time doesn't start to run until the first transfer is completed so there's nothing to worry at this stage.  nod.gif

Lawyer said if vendor do the directo transfer to me the developer wan him to do certain withdraw and pay bout 20+k, he doesnt wanna pay tat so he stick to double transfer, my lawyer just tell me jus nw thru phone, i guess tats the reason >.<. and lawyer said if i wanna buy the hse i have to sign tat supplmentary document, hmm~ i try to ask n get more details whn i see her b4 sign, thanks daria
