usually how close u guys follow up the status with lawyer after you sign your s&p?

call them every week? or email them?

hi,

may i know what if the s&p completion for freehold take more than 3+1 months due to some reason, what will be the consequences for this?

dariofoo,

during s&p process, does s&p or loan lawyer need original s&p from seller or just soft copy enough?

my agent passed me seller's original s&p to me...i also feel weird weird...

another question, my lawyer asked prepare cheque for remaining deposit to seller. i tot cheque payable to seller name but my lawyer ask to prepare for seller's lawyer...

why the title number can change one? the seller's s&p title number is different from developer's confirmation letter. my s&p lawyer say will follow the new title number from developer...

seller's s&p title number is something like this Geran No. Hakmilik 11122, Lot No. 1234
new title number from developer's confirmation letter:H.S(D) 111222, PT No. 100100

anyway i already signed the s&p...just curious why the title info will change one....

the property i bought now still under master title and freehold. so what does this mean with your explaination? before that, it called geran no. stated inside seller's sp. now in developer's confirmation letter, it stated new title using HSD.

i really don't know how to explain and very tired keep chasing the farking bank...

my completion date is 6th april and until now still not yet release the first payment to vendor's bank which the bank lawyer advised on 21st march...

the bank lawyer also delay, just waiting for undertaking letter from developer which they request on 21st feb....they only get the letter 16th march...every week i also got ask how...they say waiting letter lar, then on schedule...

this make me frust and give them a high node to them....keep on schedule but now near completion date......i did not delay my payment for them, even the valuation report.

almost 2 weeks, the farking bank still not release which i keep chasing my mortgage agent and don't know why the drawdown dept still pending....usually take 5 working days will release the payment...now 2 weeks already...

yesterday i keep chasing and today also chase...i really don't know who can i fark them except my mortgage agent which she already chase for me...

my s&p lawyer told me that i got 3 more weeks buffer after completion date coz vendor's lawyer delay on redemption letter but still not enough time coz after release first payment, they still need to do second advise to release the final payment and re-assignment...

i really don't know what to do as i cannot chase my lawyer and bank lawyer as now waiting for bank to release as the mortgage agent just cannot do anything but just help me chasing ...

really sad...the bank's lawyer advised bank released the payment on 18th march but bank received on 21st march ....the bank had took more 2 weeks to release which the bank released on tuesday 05/04/2011 and bank's lawyer issue the cheque to UOB on 06/04/2011....

as your information my completion is on 5th april 2011 and extended on 5th may 2011....my s&p told me that vendor's lawyer got some delay and got a bit buffer but not sure how long the buffer...

now sure kena penalty but i worry that they will not complete on 5th may 2011...as now need to wait the original doc released by vendor's bank...not sure how long....

almost everyday i chased bank's lawyer and bank but bank always pending my payment without reason....

i had asked my s&p...what if vendor's want to cancel my s&p after extended completion date...he say vendor got power to do that....

i really don't know what to do...now just waiting the doc.....if vendor really cancel my s&p after extended, who gonna bear my losses... sad.gif

for delay causing me kena penalty....

all the while is dealling with legal assistant as this is not my lawyer i find, recommend by my fren whose i get the loan from him...

i keep ask for the detail and the legal assistant always not tell me the detail. Ask her what status, keep say still doing and try to process by next week and next week. Talk to me lcly and give me sigh...i really fark up with this legal firm...

bank also delay my first payment...usually take 5 working days to release payment but they delay until 12 working days mean 2 weeks++

now the process of second payment...the bank lawyer side already get all the docs from my spa lawyer and vendor's lawyer...i ask her when can ready to advise. she say by next monday and say will try...

anyhow to complain kaw kaw this bank lawyer and bank causing me pay the penalty?

thanks for the advise all the while and i just got the keys last few days ago....

but i'm not yet receive the DOA (Deed of Assignment) and my s&p lawyer told me that it need 1-2 months for ldhn to stamping and check valution again...

may i know is this correct sop that i will get the DOA later?

nope, the vendor say ok...quite cincai...really good...

just pay back the fire insurance...even they not request pro rate for this month maintenance fee...

hi dariofoo,

got my Deed of assignment but my lawyer gave me verified copy which is photocopy and verify by him

before that, he passed me the S&P with true copy which the one i signed and not photocopy...

is ok to get the verified copy of DOA instead of true copy? i asked him, he say ok one coz is verified by them from true copy and they keep the true copy

How much did you pay for copies? If DOA got 4 copies then one goes to bank, developer another is kept by your lawyer. With regard to the extra copy - normally it will be given to purchaser, and a CTC is given to vendor, as the vendor does not really need it anymore. So perhaps your lawyer gave the duplicate one which is stamped to the vendor? Check with him if there's an extra copy. Always good to keep a proper duplicate as opposed to just CTC.

if not mistaken, i signed 4 copies of s&p and 3 copies of DOA...so i think my lawyer keep it.
