1)Hopefully we have a big ONE SOHO icon on top of the building(just like empire soho currently).
2) 18 hours shuttle van to future LRT and ss16 shopping mall area.

these will able to increase the popularity of the building and the shuttle van will provide a convenience service to all the residence.

IMHO- Subang SOHO/ ONE SOHO location might be the prefer location to people when the roads in ss16 unable to cope with the high traffics.
*
May i ask the shuttle van/bus service provided by who?

Hey guys, Subang SOHO comes with 2 parking lot or 1 only? I'm interested with either this or First Subang. 680sqft vs 420sqft. Own stay of course! tongue.gif
*
Kidmad kor, the parking usually 1 only. Some ppl got 2 oso as it is a separate package at extra cost.

Subang SOHO is double volume duplex with 498 sf on ground floor and 187 sf on mezanine floor, total 685 sf.

macho kor hahaha, If got 2/3 cars is there any parking around the area ah? Can buy seperate car park bo? I love the concept actually and my gf thinks the same. Look good.
*
Not sure any xtra car park still available. If there is can consider rent oso.

For ownstay I wud say SS better as it is residential compared to FS which is mixed. Can access Federal and NKVE faster too. FS is right in SS15 town center where u can get trapped by the traffic.

The asking price around RM380k in iprop.

U work in Ciber, din buy in Ciber meh?

Some ideas for doing up our units
Minimalist design

[attachmentid=2742707]

Simple railing, can be complemented by similar wallpaper

[attachmentid=2742714]

Simple and modern color scheme, nice stair way wall design too

Hmm maybe no need for the pillars
I've seen some pics for Axis Ampang duplex doing this too
but kinda worried that the 8ft mezzanine to ceiling height is before plaster ceiling, meaning deducting plaster ceiling the upper level will feel like european style attic dy haha
*
Dun worry. SS ceiling is not as high as MCity Duplex but it is much more better than Empire Subang.

For investors, what is the expected rental for fully furnished units?

Unfurnished difficult to rent out rite?

About the washing machine, do you consider dryer as well? If not where to hang the clothes? If u buy the washer and dryer combination price about 3k. Buy separately also add up to 3k. Separate safer bet as one damaged the other still can use but occupy space.

My initial budget is 15k also but after seems hard.

Any comment or ideas?

Same for me, no so much spare cash ...

Maybe we can exchange notes later macho kor, when little soho is ready
*
Sure no problem.

One way we can trim cost is to pool the resources.

If we can gather a few or more like minded owner who wants to furnish their units, we can get better price fr suppliers and contractors. Say 10 units owner can command better price than one alone by using bulk purchase.

How do u think? Any owners want to join group purchase. We can consider organizing one here.

Here bulk...later when renting become competing as all bulk house have same furnishing!!!
Just my tots..

Hehe, u make some sense too but we should look at the positive sides.

I believe less than 1% of the SOHO owners participate in this forum.

So if we form a group purchase or some sort of alliance, we hv better chances to outdo other investors in term of cost effectiveness and speed of delivery.

If the units can be reno by the same group of contractors means cost saving due to ecomonic of scale and faster delivery due to reduced mobilization and man power planning.

Having lower cost would mean better margins or he/she can choose to maintain margin at more competitve rent.

Faster delivery means the unit can be offered to the market earlier than competitors so better chances to rent out sooner.
