no la, land also residential title.

Added on December 21, 2011, 9:54 pmSo far the impression I get is that the flooring will be at 380k to 390k, for now, higher floors one will be circa 400k. Not too bad for pre-VP.  icon_rolleyes.gif

It's still a great deal if SoHo in this area able to fetch minimum RM 380k.

Seems this project a very successful.

Is that developer sells at RM 230k++ during launching?

Ic. I almost bought one unit 3 years back.

Thought for own occupation but friends and gf encourage me not as I had booked Subang First much earlier. Anyhow, I cancelled once NPO convert fr studio to Soho for commercial use only.

Guys, just checking if all these units comes with furnish items such as cabinet, aircond, etc?

I also thought it was come with fully furnished bcz I was told by the Oriental agent that " just move in with luggage" during launching time, but the pic posted above, seems nothing.

Despite all the negative thing abt developer...surprisingly very good take up rate...quite a number rented out in the first 2 months...rental fully furnish 1800-2000
*
I also think so, esp the accessibility is not tat very good for this soho but increasing lights up at the night really quick.

Maybe Empire SOHO rental is too high.

I viewed couple of units yesterday and it seems that the fully furnish package is optional for buyer during launching time for an extra 20k. The place seems ok to me although facilities especially pool looks a bit cramp to me. The disappointment is there are no sauna sad.gif
Access is a bit troublesome as if you come from federal you need to make a u-turn at the traffic light, go straight and going inner road and u-turn again at Parkhomes to reach the place.

Wahh ronn kor wanna invest into here ahh.

Yahh, u remind me the options of 20k to pick the fully furnished. I tot 15k which I not to take but was cancelled my booking for others. Sigh. Its only 200k back then.

Subang is a really nice place with great accessibility, but foods a bit sucks here.

Hehe, probably the bros here would like to PM u to check the fair price they should buy or sell.

No choice bro, need to grab a unit for temporary stay as dont feel wanna rent from somebody paying 2k rental. I did survey around SJ as Im quite like the area especially I used to rent a room in SS14 years ago and love the place and found that Subang Soho fits my requirements (reasonably priced soho with car park, below 400k, new unit). And yes, our bros here are interested to know the price I bought as an indicative so they know how to bargain later.

To my understanding, many units are rented and selling out very fast and even some owners already moving in. Fyi, units facing Subang is almost gone as buyers are more interested to grab facing subang than facing federal/shah alam. However if you guys dont mind low floor facing shah alam I remember that there's a unit selling at only 360k.
*
Ohh. You take the point too. Paying RM 2k rental, better buy a similar unit and pay the installment for our own.

But just buy for temporary stay only ah?

Hmm, bery agree that Subang View is much better than Kesas/Shah Alam view.

Hahaha. +1.

Its another 2 1/2 years to see the estimate completion and who knows we would be neighbours 3 years later. Unless I intend to move to landed in this short time being..
Lol.

Haha, maybe I would only sell it or rent it to air stewardess or models only lehhh. I will offer them 5% cheaper than market proce by VP. Lol.

Ermm, no worry loh, wolf leader is definitely not me, we have plenty of strong candidates ...

subsale now 360-420k. Limited units left.
Rental for fully furnished. 1800-2000( expecting it to increase another 10-20% when occupancy hit 80-90%, currently 50% after handover for 4-5 months )
Installment - 1600-1800 for 30 years loan @ 4.2% interest , margin 90%

Consider one of the most attractive project in current market. High potential to get capital gain as well. Current psf price is much lower than the other new launches nearby within 3-5km. Most of the new launches, 650-1000psf

Looks good ...

Seems SOHO is doing quite well in Subang ... probably lack of new condos available?
