Thanks, looks like Empire SOHO la. I thought these kind of railings belong to the 80's lol, any idea how much will it cost to change to glass type?

The bathroom is ok, black white combo typical of recent designs.

The pic from brochure, anyone feel like doing it up like that? brows.gif

bro, it's the only logical place for this purpose. you know right from the start it's gonna be there right?

the hall and the 18ft ceiling is the showcase, not the windows doh.gif if it's a full height glass window then diff story la

railing is suppose to be part of the showcase thing too that's why lk_chin is pissed. For that hopefully below 2k can gao dim.

I toyed before of the idea of making the whole upper level mezzanine also, increase the living space, but sacrifice duplex feeling .. you guys think worthwhile?

Hmm maybe no need for the pillars
I've seen some pics for Axis Ampang duplex doing this too
but kinda worried that the 8ft mezzanine to ceiling height is before plaster ceiling, meaning deducting plaster ceiling the upper level will feel like european style attic dy haha

Nothing I wanted to delete from that list, save for Electrolux brand perhaps Haier brand could be more reasonable .. hehe

Shave off 1k there and we can do a custom made curtains for the bedroom, allow for some nice thick curtains and perhaps enough budget for an extra satin layer or something.

Would like to put wallpaper as well, cost escalate again doh.gif

true f/f have broad appeal due to less units doing that, you wouldn't believe how many ppl are putting in couple of things and call it f/f .. keke

furthermore after the payback period it's your cashcow and perhaps 30-40% of the value still belongs to you upon sale

if looking at returns

assuming a payback period of 4 years
for 10k reno you gotta command rm200 per month above bare unit
taking rm1800 as base for unfurnish units, that would be rm2000 per month
15k = rm300 = rm2100
20k = rm400 = rm2200
25k = rm500 = rm2300

take your pick smile.gif but theres kinda a psychological barrier at circa rm2200 - rm2300 for studio / small units, so reno cost gotta keep it clean at below 20k if possible, i feel

From what I understand (unqualified that is), you have every right to claim LAD if it has been more than 36 mths from stamping date, regardless of the reno agreement. So for first batch buyers, most of you guys are entitled to LAD I suppose?

Do follow up and don't let the developer off easy ... icon_rolleyes.gif

bro, the owners successfully got the developer to box up the pipe, box up the previously hideous entrance to full ceiling height, and better quality and looking tv cabinets for those with full furnished option, while providing plaster ceiling for the 16 ft space. icon_rolleyes.gif

Hehe.. good man. I guess it's based on luck, I heard most of the complains are on wavy walls. Mine was also ok though.

But credits to the contractor, they redid the complains even for the common areas. They redid every floor common corridors and reached 11th floor last sat. (top to bottom floors). nod.gif
