 Help! Car Porch Renovation Cost

Hi All,

I am planning to renovate my recently bought subsales 2 Stry House(20x60) car porch. I need help from here see may be someone can give me a estimated rough cost that need for the renovation. So I can plan accordingly based on the limited budget.

- Change the fence to a brick wall.
- Put on tiles on the car porch floor.
- Maintain the existing car porch structure, just adding polycarbonate awning with wooden frame at side(because the existing car porch not cover whole area, just like original car porch with no reno.)
- Change the main gate(may be no need, not sure), because the existing car porch floor not even(main car road and site of the car porch not even), plan to make it even for both site, so not sure with this it need to change the main gate or not.

what?? he's not planning to make a new car porch.. just add awnings to the car porch..
i don't that it cost that much.. for 20-30k you can make a new kitchen extension already, fully covered with tile.

for car porch tile.. less than 3k include workmanship and everthing..
for gate.. normally, 2k you can get a new gate..
awning just a few K's only..

This is what I think laa.. I'm not contractor.. i can be wrong.. let share..

do liao then only know how much inflation had eaten into our RM lor

I encounter 2 case liao, 2 neighbour one do 30k one do 70k but they have concrete roof lar, at first also thot budget few k de, then i think kena poison by contractor and also, seeing that other neigbour around all do sure do big big one

maybe our eyes are playing with us, concrete definately looks bigger and 'grander' lar

reno this type of play, can draw alot of blood de, no?

i think around 20k needed.

for new brick fancing + gate column =RM 4000
anwing (plycarbonate Type) is 17/sf = estimate 10x 20ft need to cover area = 200sf = RM 3400
tiling for whole car porch = RM 5000 (with RM5.20 per pc homogeneous tiles)
if wan change gate = RM 3000 (include autogate system)
add on painting and wiring around RM 3000

Total RM 18,400.....

u ready v 25k sure enough for u.

pls take note u need to leave your car porch roof 6ft distance from the gate. otherwise dbkl will saman u. but i see many extended the car porch right after the gate. maybe they give kopi to dbkl.
i think those already extended are safe. oni new one need to be careful unless u pay kopi in advance. not sure if the gov change they will demolish all the unlawful porch or they will change the rule to allow porch up to gate. i hope they will change the rule as it is really stupid law not allow extension up to gate. anyone know the reason why must leave 6ft??

yes, i think it is better to reno now than later. reno cost will oni go up. for example Australia , the reno cost is so high.
i m now using indon contractor to do most of reno work. it is cheaper than local contractor. (no choice i need to take care of my pocket)
what if the indon contractors left msia?

For Sky Light or Awning, use Lexan* Twin Wall, Grade Recommended is Lexan* 10mm Thickness Solar Control IR, Light Green in

Color

Dust or Fungus will grow in the slot but that can be eliminate if you get a Good Contractor.
Use Anti - Dust tape, which will allow the Water to Vaporize and 'Flow' out through the Special Membrane in the Anti-Dust

its probably because of fire code or safety reason. it can be also to avoid possibility of neighbor complaining later (maybe block sunlight?). anyway, a house in my area did this without approval, but ended up kena saman (or duit kopi, i dunno). he still get to keep it though, no need to demolish tongue.gif
