The dveloper propose to build 3 tower of service residence with 11 or 12 level.
There are 17 units of 2 sty shoplot (Sold Out) & 4 sty parking lots. Resident area start from level 7 until level 18 or 19.

Tower 1 & Tower 2 almost 90% sold out and Tower 3 will launch on Nov 2010.

Expected completion will be 2013 1Q

Size available is 579sf, 999.5sf, 1015sf & 1240sf.

The price starting from
579 sf -- RM431/sf -- studio -- 1 parking lot shakehead.gif (Expensive!!!)
999.5sf -- RM384/sf -- 3 rooms -- 2 parking lots
1015sf -- RM388/sf -- 3 rooms -- 2 parking lots
1240sf -- RM388/sf -- 3 rooms -- 2 parking lots

Every level increase RM1/sf.

Maintenance fees / month = RM0.24/sf

agent actually told me it's 0.25/sf
and commercial title, expect to pay more utility bill ala commerical rates for power and water!

Yesterday, i have call the sales office again.

They said due to the respond is very good.
The director open for booking on Tuesday,(where they din update me) and all unit have been all sold out (left 10 units, yesterday morning).
Others unit available is bumi lots.

I've called and the office is located somewhere in Klang near the pos office at the town. thru my conversation, it seem the properties is selling like a hot cakes. Better go to the office fast if u want the properties... icon_idea.gif

:) filpper will ask.. at least u give me rm50k as undertable/pocket $ or else they will wait upon completion...

but nowaday Developer also become very smart.. they dont wish their customer goreng2... they will put some clause in the booking receipt... such as can add name but cannot change/trasnfer name to others...to avoid this type of goreng3...anythings developer will pull out the unit and resales with higher value smile.gif yeah

50k undertable for undercon property, what else to tell them but to "eat yourself". He he.
I can get a completed property RIGHT AWAY with 50k.

Yes check with the developer and make sure the payment is made only after the transfer form is signed by both parties. Not that I am condoning flippers. In fact any good developers should disallow this practise unless they have strong crony following which they solely rely upon. Heh.
