This is definately not an unintentional design flaw. This is due to the greed of the developer to reap huge profit and cost saving for construction of the loft upper floor. In other words, this is call cheating. The upper floor will be constructed as part of renovation works inside the unit to form loft with a much much cheaper costs, and this additional floor area will be sold at normal floor psf rate. The upper floor structure will cost much lesser than the normal floor structure. It worked in ES, and now the same strategy will be used in ED.

For ES loft, how much psf purchaser paying for the addtional floor and how much you think the actual cost of this addional steel structure? For ED, current price is at least rm500psf.

ccc form need to be certified by all registered consultant. But since all in house consultants, please expect hanky panky kind of stuffs in certifying the forms. Purchasers can report to the consultants registered board and sue them. Let their license terminated.

Such low ceiling height on upper floor dont seem to comply to minimum height requiremnt and posed hazard to occupant if one install ceiling fan. Either you want to chop off your hand or your head. How EM manage to get this kinda design approved by authority? Or the upper floor not been shown in the building plan approval. And been carried out as renovation. The upper floor constructed using cheap construction material but include in the overall built up area in s&p selling at same psf.

All units install aircon? Mayb is the best suggestion! If anyone stil installed fan and got his hand chopped off, dont blame the seller. 1st problem solved.
2nd issue, is upper floor ceiling height shown and same in SPA? If written black & white in SPA, thn problem solved. Willing buyer willing seller. Dont blame the seller. 2nd issue solved.
3rd issue, is the ceiling height compliance to building act, authority requiremnt and approval?
If no, good luck to buyer but stll considered willing buyer willing seller?
