parking design is the key, if parking system not good, it will fail

this project is to big, i think besok tahun belum siap. 2017 around chinese new year baru siap.

in other words, properties without HDA is very dangerous in now situation, no matter how good reputation developer are(were).
some SOHO got HDA some not, check before buy.

almost residential project (residential title)got hda,
almost service apartment (commercial title )got hda,
actually soho got hda but!!!! some developer(salesman) just take office unit to pretend as a soho unit to sell .
why developer need do this?!
because all residential project(residential title) got a restrict of ratio unit/acre in specific area.
BUT in commercial project (commercial title), they do not got this restrict
they can build or divided as many unit they want.

today, many developer tend to change title from residential to commercial just because want to build more unit and make more money.

if you buy a commercial properties,
safe > not safe
service apartment > SOHO > sovo sofo office..

if the property is under HDA , you can check it in government website.

if not , just take your own risk in this investment.

i think this whole Empire city project is not under HDA.

SOHO can be under HDA, but not all.

if the project is not under HDA , there is no such LAD thing could happen.

the developer vp fast because of need money to progress ,
the bank let the loan out because it almost finish the bank need to transfer the risk to buyer,
if whole project fail , bank will hold an abandon mall and office which is not for sell in retail.

in this situation (still constructing and many ppl attention in this project)

unless you got cash to buy

bank won't lend or lend less money to this property.

because in auction market got many choice

why bother in this sick and risk project, even down to 250k, nobody will bid

bidder have to concerned about the risk of transfer name(the whole project have't finish and ccc yet, so no strata title.), the money need to spend (stamp duty, loan agreement )or any condition can't mention

more and more unit are ready to put into auction market especially newly done project.
