Even if the residences are completed, who wants to live in an environment surrounded by uncomplete buildings?
If the residences are sold out, then likely developer will have the cash to complete it. Offices and malls will be difficult if no cash pump in. Contractors and suppliers will bail or work on cash terms only. Dev will need to borrow or sell off some uncomplete buildings to raise cash probably. |

The developer might go bust. But I believe EC (Or change name) will stay despite the delays in completion cause this piece of development is sitting on prime location.
Other developers might be interested to take over if the 'lelong' price is attractive. Now MyEG also in tantrums as their lease at First Avenue is due on March but their new office is not yet ready. So if BU don't want to extend their lease, MyEG will be homeless for awhile... |

I guess many who bought EC residential are investors/flippers. Probably the same investors who made money from Empire Subang and Empire Damansara.
Still one bad experience will tarnish everyone confidence. From what I gather, delay is inevitable since developer has no money to get contractors working already. Developer even resort to unscrupulous tactics to get financing, like finish up the external work and landscape even though internally is far from completion. But we cannot wrap fire with paper, a walk inside the building and everyone can tell whether the building is complete or not. |

Empire Subang is consider a lucky venture for MEH. One unit SOHO was selling for 200k only. The concept is unique then, and the market likes it. All buyers make money from that investment. But this is before the property boom. During the boom, the selling price can touch 600k.
MEH banked on ES success to venture into Empire Damansara. Of course, this was during the boom period, MEH made tons of money. Buyers as well. I guess this make them to dream bigger. I had seen Empire Subang quality first hand, it was consider very bad that time. Then Empire Damansara came to fruition and it makes ES workmanship looks minor. I guess when Empire City comes to fruition later, it will make ED workmanship looks minor as well. MEH is never a good developer from start.
