For LAD, will the developer calculate nd pay purchasers automatically or purchasers have to write in officially to demand for it with their own calculation? Anyone has any experience? Tq

QUOTE(Babizz @ Jul 22 2015, 07:52 AM) Retail news by https://www.facebook.com/MYRetail.InsightAs mentioned earlier in April'15; a very fast expanding fashion of athletic wear - lululemon will coming to Malaysia retail market. That's right! Lululemon will open up its FIRST outlet in EMPIRE CITY Shopping Centre. Thus, we will soon to have 2 excited fashion brands of athletic wear - LULULEMON and LORNA JANE! That is good news for me. Need not always go to Australia or HK to buy Lululemon yoga stuff for my yoga freak wife. Hope selection is better than Singapore.

QUOTE(windancer660 @ Jul 21 2015, 09:59 AM) Bigmamma, no LAD due yet. How can there be no LAD? My SnP dated 16.11.2010 and 42 months to VP meaning VP date should be 15 May 2014. Letter sent to me advising on VP was dated 25/6/2015. They are more than 1 year late. Is my interpretation correct? I am sure many purchasers are in the same situation. Anyone can help to provide advice? Tqvm

QUOTE(BEANCOUNTER @ Aug 31 2015, 12:35 PM) all I know is that those investors/flippers that I knew personally never bought another empire properties....after empire damansara.... You'll be surprised my friend. My neighbours, at least 8 of them who hv bought ED, 100% of them bought EC. Not only they bought EC, this time they bought 2-3 units and I together with a few other neighbours were recommended by them to buy. Yes, they complained like hell after ED's VP but all of them managed to sell at, at least 40-50% profit. Empire is a bit like Monoland. If anyone know Monoland, their Titiwangsa Sentral, Vipod, Soho and Oval Damansada, their quality during VP were equally bad if not worse but still each time when Monoland launched their projects, they don't even need to market. They allocate to their loyal followers and some literally have to beg to get a unit because their selling price is really attractive. Next is Vortex.

QUOTE(propertybbb @ Aug 31 2015, 10:35 PM) ED buyers made more than 50pc gross profit. Monoland quality is much better than Empire....i wont say Monoland is good but surely not as pariah as Empire la. Why don't u refer to Vipod thread? I only got my 2 units of Vipod's defects rectified after 2 months, that also not to my fullest satisfaction. They just don't care less. They also quickly VP to avoid LAD. I still remembered my sink was not even installed, kitchen table top was full of dust and my ceiling was not even painted. And mind you Vipod is a high end condo where as EC is middle tier. I got to give under table to the contractor to expedite the rectification work as I need to rent out fast. Trust me, they are as bad. But because the profit after handover is so good, even though we complained, we are also happy with the profit. Talk cock nia and Monoland projects, still thick skin beg them to give me one.....Sky Suites KLCC is the next to launch. Few thousand waiting list, I was told. Hee....hee... For EC, somehow I hv a feeling it is going to do well especially once the mall is done. Maybe Paris Hilton becomes my neighbor. As for know, suffer a bit loh. No rental income but need to service loan. Luckily capital outlay not too much.

QUOTE(propertybbb @ Mar 4 2016, 12:04 AM) It is not just 10k... and also all the cost n money of holding the vp prop but cannot do anythung about for next 6 to 1yr. Mall ll not open , lets be realistic... this yr no chance la. So hold hold hold n let it vacants... sooner big portion of 100k profit (based on above) ll be wiped out.... Cannot rent is one thing. I cannot even stay there myself with or without the mall because till now, they have not even rectify the defects. This type of delay tactic is so unethical. I cannot even enter my own unit after the so called VP which is like half year ago and yet they have sent invoice to request for payment of management fees. Real shit! or am I the only one who they missed giving back the keys after rectification has been done??

QUOTE(mascot_lim @ Mar 27 2016, 02:32 AM) Quoted "“We didn’t want to rush anything so we took more time on the components that we own. This entire development has been a very challenging task for us. We want to impress with our architectural mall front. There are various treatments and designs involved as this is a building that will last the next 50-100 years." I am almost want to laugh till falling from my chairs, as this kind of blow water SA talk are come from a group exec director.....come on la......how many developer dare to claim their design can last for a century, although MEH like to have "party of century"....... This is just showed how arrogant of the developers end, give you bullshit but expected you to collect all bullshit from their end. However, this is a lesson learnt for all investor, particularly for Non-HDA commercial unit, always read your SPA before you sign.......else you will be trapped under the SPA clause, like what MEH did, as "legally" they have done nothing wrong, due to "fulfillment" of requirements based on their "biased" SPA. Instead of getting Paris Hilton to come, they should just invite Gurmit Singh, Harith Iskandar and Joanne Kam to perform LAUGH DIE YOU 3 at the venue. After more than 6 months, defects still not done and keys not returned to owners and some more started to collect maintenance fees are reasonable to a so called reputable and want to be around developer, really laugh die you. If all developers behave like them and still think they are right, Lok luck to property industry in Malaysia..
