Either it is a really desperate seller or the agent is quoting a very low price to attract potential buyers.

over at Empire Damansara, greedy MEH resells the electricity to the units at higher rate than TNB commercial rate. at first i was puzzled why the electricity bill came from MEH and not from TNB. upon checking with TNB, was told that TNB bills MEH for electricity consumed while MEH bills back each units at higher price. MEH becomes reseller of electricity... thus, making profit from electricity! WTF. got my meter adjusted in protest!

QUOTE(Giant @ Sep 10 2015, 10:42 PM) They already changed the rate back to follow the TNB commercial rate since 3 motnhs ago in ED, but rate is 1 issue, and the "accuracy" of MEH control metre is also another issue. over at ED, we can verify the meter reading as the meters are at each floor and the door to the meter room is not locked. This post has been edited by cedyy: Sep 11 2015, 12:30 PM |

QUOTE(Giant @ Sep 11 2015, 12:55 PM) you can check the meter accuracy from the rate the meter blinks. e.g. switch on the aircond full blast, and based on the aircond's maximum rated wattage, you can time to see how fast the meter blinks. the meter is rated as 500 meaning 500 blinks equal 1kW. 1 blink is 2W. if it blinks once every 10 seconds, that means in one minute the consumption is 12W and in one hour is 12X60 = 720W consumed. |

QUOTE(Aeon_Clock @ Oct 21 2015, 06:42 PM) okay, I should clarify that 19k is "Upon handover of VP posession"...then the remaining is misc charges. There are sinking fund, water deposit, electric deposit, quit rent, fire insurance, service charges, and the best part....interest charges from 2011. I don't understand why I'm being charged interest charges since this is a DIBS scheme! what is that RM19k for upon VP? you bought cash? i don't remember having to pay so much for the miscellaneous charges when i took delivery of SOHO1 at ED. the interest charges could be due to late disbursement by your bank to Empire. Check with the staff. has Empire calculated the LAD payment?Btw, they were supposed to VP last year... This post has been edited by cedyy: Oct 21 2015, 07:02 PM |

when ED units started to VP last time, studio rental rates at Damansara perdana took a hit. this time round, with so many EC units coming onto the market, rental rates will be further depressed.

QUOTE(llika @ Mar 14 2016, 10:24 PM) if the project is not under HDA , there is no such LAD thing could happen. got LAD clause one lah. last time for ED, MEH got compensate a few K to me. but this time round, they gotten wiser, VP even earlier to avoid LAD as much as possible. they even waived 2 or 3 months of maintenance fees after many owners made noise over the unliveable conditions when they already started charging maintenance fee.the developer vp fast because of need money to progress , the bank let the loan out because it almost finish the bank need to transfer the risk to buyer, if whole project fail , bank will hold an abandon mall and office which is not for sell in retail. QUOTE(netboy @ Mar 16 2016, 05:49 PM) Developments under commercial title does not necessarily means it's definitely without HDA. For ED Soho which is not under HDA, MEH provided curtain, TV, fridge, kitchen cabinet, sofa bed, queen-sized bed divan, headboard and mattress and pillows i got more than 10 pillows from MEH staff. Some developments as "Serviced Apartments" or Serviced Residence" are usually with HDA, as developer applied for residential purpose on commercial titled land. SOHO/SOFO/SOVO on the other hand are most likely without HDA as these developments are approved as "kedai" or "pejabat" and not for residential purpose. Potential buyers can also look at layout brochures where properties sold with HDA are usually with furniture drawings (ie sofa, bed, tables etc) whereas non-HDA brochures are forbidden to show these items in their layout on the brochures (HINT: because they are "pejabat" not "rumah") |

ED AGM : developer and its proxies outnumbered owners 2 to 1. just by vote count, the owners are outnumbered. can recognise MEH staff attending as developer proxy. all the JMB members voted in are pro developer.
the voting has weighting or share unit basis based on size of parcel. e.g. the carpark is under Empire, and based on carpark size, Empire's one vote under Carpark share unit is equal to 44,650 votes! one studio carries share unit of 34, SOHO1 is 72 while SOHO2 is 66. Hotel is 640! So with 1 vote representing Empire through its carpark, it's enough to neutralise all the votes from owners. what a farce. Empire City has a huge mall and with that mall, Empire will be able to neutralise all owners representation on the JMB unless ALL owners attend and vote! which will never happen This post has been edited by cedyy: Apr 5 2016, 08:02 PM |

the chair of the AGM got the cheek to tell us not to spread bad things about Empire on social media. try to say good things instead in order to preserve the value of our investments! wtf. u think we as stakeholders would want our investments to go down the drain? as the saying goes, there's no smoke without fire.
