Not louyar at all. For a mixed development here, fighting with curve/ikea/ikano area to have successful shops open so "fast" after VP, its very good. There are a few pubs/bars being renovated now. The commercial side to this will be happening soon enough.

As for holding, i believe its not time to sell yet. Flippers can sure make money edi, but there will still be few chances of price jump here. So I am holding...and accumulating some more.

From ur postings above it definitely is  a studio...assuming 1100 rental 1 yr will be 13200... To get 10% gross u need to buy at 132000, we all know what the cheapest price was

It addition lowest floors dun think u can get more than 1k rental...and the best of all is u first saw ur studio in sept and whole place is in a total mess, defect can  take months for this idiot developer, within 1 month u claim u rented out already...well done

I think you guys are getting it wrong. Sure, the lifts might still look incomplete. Sure, there might still be defects. but there will be people who are willing to screw the small small defects and fix them while doing renovation for the house. That's what I did to my Soho2. If you wait for developer to fix every little detail, no one will move in. And your renovation contractor can fix those things in no time anyway, maybe even for free since you're paying for other stuff. So yes, there are people who have moved in since nothing's stopping them from doing so, the whole block is already CCC-ed. when you drive past at night you do see many units already have lights, which suggests occupancy.

guys.. i'm the first tenant in SOHO2 or E.D.    so far this developer suck big times in term of quality and management.  lucky i start to calls and see them during the SOHO 2 VP. my defects fixing also took 3.5 months, please bear in mind. during that time.. a lot of SOHO2 units is no been fixed yet. then developer VP on SOHO 1 and studio, but the workers still working on SOHO 2 due to the quality and sent to Empire City. so on the SOHO 1 and studio VP, i know SOHO1 and Studio owners will suffer even more.  but lucky SOHO 1 and Studio owner got compensation due to the late delivery : SOHO 2 is NONE!
FYI:  one handover team very lansi... the fatty guy.. very action.. so stay away from him.. sux big time

Most of studio will have tough time to complete the defects. It is still long way to go....

i looking for studio unit, i heard tat soho unit will not able to stay, i not sure how true it is.

some opinion plz? and is the studio unit in move in condition now?

all units able to stay..but personal view Studio too small for stay "long" 300+ sqft?

300sq ft design of empire studio is nice for 2 person. It will be like hotel stay most of the time.

No, I didn't do that. I did it the hard way....spending precious time there almost everyday to chase them. On hindsight, it was silly as then i found out that there were so many lawyer letters received by the developer that they prioritize the defects according to these units. How else can you get a certain unit in a floor all done up while all other units on the same floor still not even passed 1st defect check. I wished I'd just spent some money for a lawyer instead of wasting so much time. But then, the early birds catch the worm!

Yup, I did, and more. Its "hard work", very time consuming and not healthy with all the dusts and dangererous too, especially with so many foreign labourers running around. But you also get to meet a lot of people there. I guess with some things, one has just to be hands on. And this is one of those where being hands on has its pros.

I'm sharing this so other owners who are in a dilemma have an option of what to do.
