Hi, anyone received maintenance charges letter for Soho 2?
It is about 6 months from April to Sept.

Anyone is requesting to waive it and success? As I think it is unfair to charge us? Since the CF is out around June? So anyone did ask for waive for maintenance until June?
*
SOHO 1 also received maintenance billing but for 3 months. so pissed off. 3rd inspection still pending and yesterday just found water leaking from toilet pipe.

Just wondering, is there a way to have residential rates for SOHO units utility bills? How do we change it from the current commercial rates instead?

Also, looking to rent a unit. If any end users interested to rent out, do PM me? Thanks.
*
i asked the Empire project staff whether can convert to residential rates, he said he doesnt think can do so as the whole project is under commercial. Hopefully can do so.

For example, Subang Soho or First Soho is under commercial but for electricity, TNB allowed to change to residential rate but owners have to apply individually to change. However, for water, SYABAS rejected the management's request to change to residential rate.

Heard from agent yesterday got signing SOHO 1 mid high floor at 460k edi.

Also studio very high floor 363sf at 303k transaction.

As usual, sharing is caring.
*
it's good to know the price is moving up. so pissed off when i get SMS from agents saying they have ready buyers with cheques issued to purchase SOHO1 at RM410K.

No, I didn't do that. I did it the hard way....spending precious time there almost everyday to chase them. On hindsight, it was silly as then i found out that there were so many lawyer letters received by the developer that they prioritize the defects according to these units. How else can you get a certain unit in a floor all done up while all other units on the same floor still not even passed 1st defect check. I wished I'd just spent some money for a lawyer instead of wasting so much time. But then, the early birds catch the worm!
*
you mean you actually went to the site to chase them on the defect rectification?

depending on which phase.. initially should be 2014... but empire already said will delay... from the look of progress.. may be 2015 more realistic
*
Empire has bitten off more than they can chew. ED phase 2 (SOHO1 and Studio) VP early 2013 but more than six months later still haven't properly handed over to purchasers. I can only imagine they'll die die deliver VP asap for empire city to minimise LAD and then take their own sweet time to rectify the defects. I can foresee history repeating itself for Empire City.

For studio, can put lah. Many units got do edi. But eats up space. 2 options, either next to kitchen cabinet or easier is in bathroom. Most do it in bathroom as water outlet easier and can pipe out hot air thru plaster ceiling.

For SOHO, not a problem lah. Most put inside lower floor wash room, after after changing the door direction.
*
u mean for SOHO 2? SOHO 1 lower toilet don't think can squeeze in washer/dryer.

Wanna ask ED SOHO1 owners, whether your upstairs bathroom light switch is linked to the downstairs wall light switch. For my type B unit, the upstairs bathroom light cannot be switched on unless the downstairs wall light' switch is on!! the Empire staff told me it's like that!! Wtf.. doesn't make sense!

Haha, this is a first! Looks like they looped the 2 switches from a single red.
But to answer ur question, no such nonsense so far I've heard or encountered in both A & B types here. What's the name of the Empire staff who told u this?
*
good to hear that it's not normal. i'll lodge a complaint with the management

U complain to who? Must complain to the right person. Go to the developer's on-site office (not the management office). Dun waste time with the Indon guy Nofi or other Banglas. Look for Alan or his boss Mr Ong. Then u chase with phone everyday.
*
yes, i complained to developer. not to the management and yes, it's been brought to Alan's attention. thanks for the info. i do not know who is Nofi, only know an Indon called Warno. He's helping me coordinate. my unit had another water leak just before CNY and he promptly rectified it on CNY eve.

Went to survey recent. Here my finding.

Studio RM308K mid floor, ID quality look bad, agent said highest floor swimming pool on construction and no promise on gym.

Duplex SOHO 1 agent said RM480 above. SOHO 2 RM470 low - mid floor. SOHO 1 and 2 by far i think ID quality look better then Studio, but confirm no swimming pool or gym.

Parking have to pay RM100/mth. Maintenance RM0.30/sqf.

Lastly, I hate it when actual asking price is so much higher then posted  property website. It can be about 20K-50K difference. Despite that I really like the whole Empire design especially the duplex soho type B. Don't know if its a good buy for own stay.
*
never did like ED studio layout. walk in and you'll see the entire unit as it is. Ritze perdana 1 and 2 studio layout is so much better.

QUOTE(cybeh @ May 8 2014, 11:07 PM)
dear all,

I got a sub sale unit for empire damansara soho 1. the previous owner is 'kind enough' to remove all the furniture from the unit included the aircon and curtain.....

I need to install the aircon back. however... when I request the installer guy came to my unit and check, they said that it's almost impossible for me to change my aircon to inverter unit, as piping need to be redone. however, due to it's concrete wall...there is no way for them  to hack it.  Even if I willing to go with normal aircon, I can only stay back 1.5hp and 1hp for the aircon due to the piping and wiring...

anyone having the same issue? any solution or suggestion? kindly advise... thanks!!!!

of course....external piping will solve the problem but who want a external piping for house unit???!!!
*
you requested the aircond, furnitures and curtain to be removed? i was surprised that the wall is concrete. had a hard time hammering in wall hooks for picture frame and for the curtain tie-back. the nails either bent or broke. what the contractor said is partly true about the aircond piping. to change to inverter units, need to change the piping to different size. if using the new gas, the piping need to change. if you are stuck with the existing piping, your only choice of inverter aircond is the Daikin inverter aircond that still uses the old R22 gas and you don't have to change the piping.

i have doubts on the traffic dispersal for empire city. just saw there's an exit from the development that joins into the road exiting from damansara perdana to LDP heading towards 1u. already it's 2 lane merged into 1 lane at the traffic lights turning right and there's exit from empire city very near to the merging with LDP. traffic will have to further slow down to accommodate traffic emerging from empire city. foresee traffic jam in future

considering how Empire hastily VPed ED to minimise the LAD, i can't imagine the mess when it does the same for EC since it's so much more units involved.

How many units ED vs EC Halo/Sunday how many unit?

if i'm not mistaken, there're other blocks at EC also besides Halo and Sunday? they already took ages to do rectification for ED, can't imagine how they'll settle EC.
