I hope im kidding too, you can ask around the buyers for ED, you will even need to bare for the maintenance fess, eletricity n water once they handover the key when with the condition of you cant move in to live yet....

Most investors hoping it will delay as much as it can, the project is under DIBS so they no need to start paying installment with increased interest so soon?

Dear All Empire owner, you can spent 50K to renovate your unit nicely and forget about the developer defect... but you cant control the upper unit water leak to your ceiling, sewage pipe bust and shit water leak into your units... and put your life in risk everytime u enter the lift (yes they are using china chaplang lift) , bad finishing on common area....

I will advise anyone who still wish to buy EC, try not to buy high floor with nice view, u will regret because of the lift issues, juts buy the lowest floor which u can walk up with the staircase and it might save your life too...

my concern is the planning of the traffic, as you can see they is no proposed tunnel or flyerover from LDP like Tropicana city or paradigm mall did, the only way for the LDP from PJ direction is thru the tiny exisitng damasara perdana tunnel....

So the outcome will be like this, if the mall successful, traffic will be a suffer for the residents.., if the mall fail, traffic wil be easier for the resident...

N I dont think EC can beat One u so easily, as thats no public transport access to EC for the next 5-10 years, but for one utama they already have a MRT + coming LRT3 as a transits hub for both ....

Keep in mind that One Utama is See Hoy Chan, And Empire City is MEH, one is upper class & one is wellknown lowest class of developer...

tell the truth also kena so called insider cucuk... ok lar, empire city will become the most successful mall & residential project in malaysia !

MEH is the most caring, honest & reliable developer in Malaysia.

The reasons they delay their handover for years is because they dont want investor & retailers to suffer during this bad time... and maybe if later the economy get worst, they will abandon everything because they care about the their investors & buyers.

Well replied, thanks for your reply on the mall retail .i really did not expected my simply statement "tenant confirmation is useless as there is no confirm completion date for the mall" can offended & triggered a strong reply from retail experts. I wish to clarify the "Mall" i meant in this post is not only the retail, is the entire project esp on the soho & studio suites.

We are not sure how success their retail going to be as no one can predict the future (And we know they are working hard on it now, and it also rely on the economy), but for what we can see now is that many buyers started suffer due to late delivery, if they cant even promise buyers on the completion date after 4 years (you can check the prev posts on how they deliver the halo sunday) , we really doubt they can manage a megamall well.

We are not haters but victims, and People will not simply watse their time to attack a developer here without any reasons. Hope the retails Sifu here can understand the frustration of the buyers here...

BTW if you can please share the confirmed 70% tenant mixed here rather than keep asking us to visit the facebook. We all very excited to c the list here....

EC hired Knight Frank as their property management co, knight frank is the manging sungei wang mall now, hope they can perform better than that in EC.

Fourth, numerous of ramps are under construction and these construction can be seen now. That's the purpose to ease the customers arrive and depart. So, please go n see first and if you're not sure where is it then go ask the leasing director Mark or the ex-leasing mgr called chuah.

Lastly, there are more than 70% tenants mixed already being confirmed and some you may find out from Malaysia Retail Insight. Mid and upper-mid Retailers are NOT concerns about WHEN WILL THIS MALL OPEN BUT HOW TO SECURE THEĀ  "GOOD TRAFFIC" RETAIL LOT THERE.

The cosmetic defects can be solved, but what made the tenants & owners headache the most is water leaking and sewerage pipe burst issues... hopefully it would not happen @ LV store, imagine shit water drop on all the LV begs ....

They already changed the rate back to follow the TNB commercial rate since 3 motnhs ago in ED, but rate is 1 issue, and the "accuracy" of MEH control metre is also another issue.
