it's less than a minute's drive from cemetery, which is beside ISKL.
plus, it's surrounded by Kg Klang Gate, medium-cost apartments and Desa Melawati shoplots & landed houses.

the concern should be more towards the Kg Klang Gate residents, not the Malay cemetery.
access is superb, if u have own transport i.e. mrr2 & duke.

Its at Saville OKR..afaik...no bulk purchase discount

freehold with 1 carpark..2 carpark for 1000++sqft n 18th floor and above..

with GBI..u gonna save alot on water n electricity consumption..n overall maintainace

the only setback of SM will be commercial rate for utility...but we also have to remember that commercial land always be more valuable if we compare side by side...

and back to ur question..GBI might save u up to 40% and commercial utility extra 30%
and with low e-glass and eco friendly n non toxic material used..i believe u r heading to more healthy living environment for inhabitants
its just my 2cent...
u can do some readings n research on GBI icon_rolleyes.gif

Went to the site today. 1st time cross opposite (after mrr2 bridge). the shops besides are mostly malay offices n restorans. Didnt see any chinese restorans. further in, is the cementary. (5 mins walk from the shops) but its a small malays' cementary. (no burning things during ching ming, so is clean.) next to this is the International School of Kuala Lumpur (ISKL) (8 mins walk from shops). i saw alot nice car parking along the road side, shld belongs to Guai Lou. Saw few Guai Poh coming out from the school too. Then, accross the road will be another few rows of shops. Din see chinese restorans also. Access no problem. road are nice, no jam at all (mb not after work timing). Environment no doubt is cool ~ nice for own stay. juz not much amenities. Mb some1 staying around can tell.

Just my 2 cents...

after much thoughts, here's my views to share with all:
1. environment is considered nice/good (pros more than cons); no doubt some might dispute on cementary and masjid BUT cemetary case is similiar to tropics in ss2, no?
2. freehold is a definite pull factor
3. commercial for residences is actually a con. downside is higher assessment, higher utility bills. but again with genuine GBI, the savings in usage should be able o ofset the differences and more
4. lastly, pricing below rm400/psf is crucial. construction cost psf is staggering nowadays. with so many mega projects coming in, prices is set to escalate more. i recall few years back when china was booming and dubai is still building, malaysia faces huge shortage of steel for construction works. prices were at historical high! if malaysia's mega projects were to start work eg. warisan merdeka, mrt, lrt, etc. i foresee construction costs escalating further and future development will see at least rm500psf.

anyway the above are just IMHO.
i intend to buy still but would very much depends on the final product and freebies offered.
btw, if i buy 2 units, can i get the additional 1.5% for my 2nd unit??

Cementary may be not a big issue...
But the masjid, everyday 5am alarm clock, think twice, think third if flipping....

Pros:
- accessibility (mrr2, duke)
- serene & quiet surrounding - melawati
- ISKL nearby
- reputable developer – in Kajang
- Sime Darby is now developing melawati, might have more condos at higher price nearby

Cons:
- near to kampong, mid-cost apartments, cemetery
- no walkable lrt station, no feeder bus to tarc or uia, yet
- access road might not be wide enough after this to support 400+ units
- for rm350k for 900sqf, u need rm2000/month to get less than 7% gross yield, is this realistic?
- melawati is fame for landed props; condos/apartments are not doing well, historically

Suitable for own stay if u’re comfortable with the monthly installment. For investment, difficult to tell.

3residen is selling well? still not sold-out after 2+ yrs right?
