Anyone have any idea on this project? Estimated price/sf? Possible for investment as it is located at the embassy row Jalan Ampang.

price : rm930/sf, soft launch on the 1st week of Sept
Recently there are many launches in Embassy row, so 3 years down the road there will be many available units flood the market for renting/sales...

At >RM900 psf, it is a bit overpriced. I think it will be worth buying if it is below RM800 psf. I guess we still can get <RM850 psf for smaller units at much better located Hampshire area.

I just got back from the M Suites showroom. Over 60% sold out already despite this being just a preview. Smallest/cheapest unit available now is 820sqft @ RM805k - that's RM982 per sqft!

I decided not to buy at this price.

The 1 i booked at 515k new price today at 580k!
- very familar mah sing strategy. paper gain to let first buyers happy.
both customer and developer also happy i guess.

RM515k last week, RM580k today, but what's the price going to be in 3 years time?

Myhabitat 1, Hampshire Residence & Hampshire Place small units still hovering around RM850psf-RM1000psf. Better location, nearer to KLCC, walking distance to LRT.

What does M-Suites have that's so special to make ppl pay more for worse-off location?

So better buy vipod or older condos at rm900 per sq feet.

I feel Seri Maya a better bet than this mah sing one

Mah sing got hot chicks in red tube and good food? Haha

And they help push up prices of older condo or neighborhood

this Mah Sing is super clever, unloading rubbish dev at a premium during property boom. Those who bought into MSuites, I seriously wish them GOOD LUCK........

My work place is quite near MSuites and that is why I bought an unit there at less than RM800psf mid floor corner unit. I like the very high end furnishing. On traffic jam, I think it has improved very much with Duke highway through Jalan Jelatek and MEX through Desa Pandan. By the way, nowadays KL everywhere also jam pack like Tun Razak, Bukit Bintang, Jalan Pudu etc. When it is jam in Jalan Ampang, other major roads are like to be jam but property prices along those roads are also increasing like nobody biz. Happy to see. That MSuites is almost structurally completed. Should be ready next year.

for the same Embassy Row, i'd prefer to buy The Elements priced at RM700psf...

in terms of accessibility, there will be next to the proposed LRT station next to Ampang Point..

in terms of amenities, it will be next to M-City, new development of the mall... M-City also priced @ RM1000psf...

any thoughts?

Bought during preview and yes it is less than RM800psf after discount. For those who have seen the show unit would agree that the furnishes provided are high class. The small units were priced much higher. Mine is corner and just about 1000sf.

Element's price is cheaper, true but in term of location, Embassy View and MSuites are definitely more superior as they are city bound. their immediate connectivity is much better as they have direct access to Ampang Hilir and Jelatek and going to City Centre is much easier. Element has only 1 way i.e making U turn at MRR2 underpass. That is why Element and MCity are much cheaper. Comparing the price now, Element looks attractive. All the best, my friend!

yeah, rental demand was so bad for the first 6 month (Jan-June 14), glad that its getting much better now. Last time I heard its now 70%++ tenanted and still receiving call and SMS from agent for rent...
