I called the property gallery last week but the SA replied not so soon. Proposed size is for small families from 800sf onward with price/sf from RM850, which works out to be RM680,000(deemed on the high side). But I suppose it will still enjoy good take-up given Malton can just cross-sell to its existing customers and it is luxury type which kinda justifies a premium price.

But if you know someone inside Malton and can pull some strings, then maybe can book a unit at least sooner than public.

Sovos was priced from 400k.
The latest info is for the serviced apartments, from RM600k and above, size from 750sf, so it translates to about RM800 psf. Lauching in Q12015. Now open for registration

yah agreed that it would start with 800psf.

sure will choose Aurora...for easily rental n subsale price will be higher...

dun think the commercial at Link 2 will doing well...even ong also will be very chap...cos is not manage by management company... mean while the golf view also will not permenant.... example golf club at Kajang now already convert to residence ---Tropicana Height.... tongue.gif
*
there r some who would prefer less hectic area, mainly residential units nt directly near those commercial areas.
as for me i prefer those, hence twin arkz smile.gif

At 850psf still BBB?

Need to find out more about the potential of the Mall.

BTW now Treez and KM1 current subsale already RM700psf even for 1400sf biggies. Kinda justify the pricing to be charged by Malton and Ho Hup.
*
no idea, definitely there r ppl who would buy for own stay seeing the potential of this area.
for those buying for investment, renting it out might nt even cover the installment lol

if you build a mega shopping mall tht has the potential to be big, offices set up nearby shouldnt b a problem to be snapped up..
shopping complex, shophouse, offices, residences, park and even school, nice place to live in..

QUOTE(ibbrio @ Aug 20 2014, 03:53 PM)
sure sure
the nearer to house is preferred for normal shoppin but sometimes people go mid v is because of gathering with friends, etc..not just weekly buy stuff like food, pharmacy, etc..

everythin is there in mid v
that is why the attraction
if other mall can copy exact then a threat
like paradigm mall is a baby 1U but still cannot fight 1U
so those find shops in paradigm sufficient will not drive to 1U except special occasion..
that is the main reason why the last few years we have seen phase 2 being added to major shopping malls
ioi city mall already has the land reserved for phase 2
pavilion 2? that is it. one land only. but then again every mall caters to its own surroundings people
people will choose where best to shop (less jam, no toll, cheaper parking like 1U, more mix of tenants, chicks, etc.
*
joker la you, what you said contradicts yourself..
mid valley can be put as being iphone..being dominating during its early years..
nowadays there are many shopping complexes being developed, some relying on transportation, some being developed as part of mixed development, some relying on its extravagant design ..
all in all with these all coming up, one can be sure that the mv will be affected ..of course mv will survived after all its being established ..but in the long run..who knows..

I have properties in BJ and Cyberjaya and I've never thought for a second that Cyberjaya is better in terms of location to BJ. Cyber has potential for sure or else I wouldn't have invested there but its not there yet.
*
cyberjaya overall is a much better planned city than BJ, overall development also greater than BJ however given the development there so far, its a little dissapointing to see cyberjaya not being up to the mark.
honestly i dont see great future for cyberjaya...its really too far

Oug will go paradigm oug.
Puchong go ioi mall or sunway
pj will go paradigm sunway mid valley 1u
seri kembangan go mines ioi mall
kajang semenyih putra cyberjaya putrajaya part go ioi mall
cheras go klcc n mid valley.

who go pv2? Only some bj people as some bukit jalil also go mid valley n paradigm oug.

pv2 look liks  fail mall in the making thumbup.gif
*
haha i doubted so...the condos/apartments coming up around OUG and BJ cumulatively is alot, plus BJ can draw crowd from Puncak Jalil extendin to Puchong via Kinrara..

i am a practical person, if i have one shopping complex near me that provide all the necessities i need, why should i go MV?

location bj is good. easy to go out everywhere.
but going to bj not easy and bj split to 2 parts... stadium side and the public park side.

MK is just + point. many big company at MV and many tourist also. few important office areas also nearby like damansara height, bangsar south, around pj sinchew there. mv got good mix of shoppers. not like 1U majority are local.

wonder can they bring more tourist to their pv2 mall.
macam as a none kl city centre mall like mv can attract many tourist pergi visit.

yup mv at more prime location of KV.  yes PV KL indeed a good mall. many foreigner love it.
even hongkie also love to shop there. pvkl car park is very good. easy parking for big size car. best car park so far. every carpark line got gap box inbetween. hope pv2 carpark macam pvkl.
*
dont know what ur trying to point out..but
pv in town and the pv in bukit jalil basically depending on different fundamentals la..u cant even compare them to begin with..

pv in bukit jalil will be mainly depending on the population around there (from OUG-BJ-Puncak Jalil-Kinrara- All the way to Puchong along the Bukit jalil expressway) as long they make good road system connecting it
with the population growing and development ongoing along LRT line, its actually a good sign for PV in BJ..

so it wont be relying on tourist..of why should it rely on tourist then?
2nd , if pv in bj can be designed perfectly with good tenants, shop mixture, why should ppl go to MV?

the mall just too big. if purely sustain by neighbor townships jialat liao.
retailers also wear grass run away.

bj lrt location to pv2 also not that good.
*
if dont sustained by neighbour townships, then sustain by what then?
i bought twin arkz for my own stay and as for investment, with the hope of Aurora palace and this jalil city to be successful

honestly take it as such, after a long day of work and jammed all the way back home, most working class people
will feel tired la, i personally would just settle eating, shopping and spending at a shopping complex near me rather than to drive far far to get my food. xiao meh to drive to mid valley , sunway to eat? macam too much time nothing else to do if thats the case...

thats why i said, that this development has the potential to be successful

U all really kaya.. Having lunch n dinner at restaurant in shopping mall... Really lifestyle... I just eat chap fan  RM6 only ...
*
Aiya not every meal la...just saying that it would be good if the surrounding area provides all the neccesities u need
Hopefully those shophouses nearby and neighbouring development would be open as restaurants and hawker centres
While the mall itself offers higher class dining and restaurants.

Ur statement reflect my shopping habbits. 90% of my weekend shopping was done at mv, occasionally I go one u, sunway but never ioi puchong n mines cause they r quite run down n I dont like the shop mix.  I also wont go  klcc or pavilion simply i
parking is too exp. I go there during working days for lunch or bz dinner
*
Its common sense la..with GST kicking in, petrol price going up, bank interest going up, and the list goes on, overall the cost of living will go up
Not to mention increasing population within the klang valley meaning more jam

it wont be suprising if most people would end up going to nearby shophouses/shopping complexes for their daily needs.

Malton just need to come out with a good shopping complex architecture, mix good variety of tenants and good road system...if so..confirm win one la IMHO
