All three projects put together and compare. This 1 very win all the way. Location far strategic than 2. Even the eko. Closest to kl. But jalil is in between kl and putrajaya. The best middle location of all. And more green + nicer environment. The highway make it even easy to reach heart of the kl city and putrajaya. It even can beat mont kiara in future. So far is the bestest south klang valley location.

My own rating :-
Sunway Pyramid - lousy name but Wong
1Utama - lousiest name but best performance
IOI Mall - Lousy name but doing quiet ok
Mid Valley - So so name but sibeh Wong
Times Square - Very geng name but not Wong (almost dead)
Fahrenheit 88 - Creative name but not doing well
Leisure Mall - So so name but doing well
...
....

times square the mall not wong? from ground floor to 4th floor quite ok.... if lagi atas... no eye see.

Ic. Ts got some problem to become best also. inside many shoplots own by different owners. Due to economy crisis.. berjaya force to sell out part of the shop lots to cover the cost. N lucky they got their Toto Funding the $ save their *ss. Now they can't control the tenant quality. N berjaya themself also not good in manage a mall.

bj impossible to pass bangsar... totally different class.
macam brdb serai project. average rm1400psf...average rm4mil per unit.
also penthouse rm22mil per unit only 4 units...all sold out and sapu clean within few months.

pass mk... maybe or maybe not.. mk has many quality neighbour townships. which bj area lack of.

true true. PV2 kinda too deep in from major highway. not easy access from other places.
puchong pipu also not easy to come over.

midvalley, ioi city mall just beside major highway. access is easy.

few midvalley experience staffs oledi jump katak to manage ioi city mall.
they already rang me up to do presentation on the retail lot. they said can open this year november. sibeh fast.

bj pavilion2 mall may fail. the biggest problem still the accessibility. and quite far from major highway.
bj is a location easy to go out but not easy to go in.

midvalley surrounding still growing strong and many high-end townships surrounding it. from bangsar to bangsar south, ecokl, damansara height, robson seputeh, brickfield biz centre, taman desa, some PJ township. okr now picking up. mv also much nearer to mk.. compare with bj.

if compare between new ioi mall and bj pv2. ioi mall better chansi will success.

Do you think the "P2" is just located at the hoarding side? The distance from Sirim is 4 lanes wide at the moment, when the Mall is in full swing by 2020, the distance will be 17 lanes wide in between Sirim and "P2"

MK is just + point. many big company at MV and many tourist also. few important office areas also nearby like damansara height, bangsar south, around pj sinchew there. mv got good mix of shoppers. not like 1U majority are local.

wonder can they bring more tourist to their pv2 mall.
macam as a none kl city centre mall like mv can attract many tourist pergi visit.

yup mv at more prime location of KV. yes PV KL indeed a good mall. many foreigner love it.
even hongkie also love to shop there. pvkl car park is very good. easy parking for big size car. best car park so far. every carpark line got gap box inbetween. hope pv2 carpark macam pvkl.

some retailer less bullet. not all mall can enter.
easily cost them 300k-500k to open new shop at mall. need to compare n choose wisely.
some malls may not their target market or the market there too small for them to survive... or too competitive.

even retailer with many bullets. also don't wish to choose wrong mall...
end up macam dump huge chunk of money to saltwater sea.

becareful later ho hup whole apartment end up no water and no electric supply.
it happen on their some early landed development just around bukit jalil near treez.
many years liao... until now still no water and no electricity. no people stay. macam abandon project.

ho hup quite a screw up developer. sometimes can be worse than talam

Gimmick mah. Sound Cooler n high class mah. But if this mall go highend sure die. Surrounding spending power not high enough to sustain. Even got also small percentage. This mall just too big to go high end. Later highend shop come here to slap lalat. Wakaka. Middle end OK lar.
