Two diamond interchange hv been proposed, Sirim and Sri Rakyat flat, I am very sure the Sirim one will be approved, land has been allocated for the interchange, back 10 yrs ago, Gomen has asked 3 parties to share the cost of the interchange, Ho Hup, Talam, TPM. 1/3 each, the case close after HH and Talam in deep shxx

Road fr Puchong to ASTRO will be widen to 3 lanes / 3 lanes
I remember I travelled fr PJ to Kepong (passed through 1U) in 1995/1996, I really doubt how 1U can be "Wong" becoz that is the dead end, going Kepong is all muddy roads, the situation of 1U in 1995 is worse than BJ now

But now Talam is history. TPM maybe tidak apa. So the biggest interest party is Ho Hup/Malton.

So this baby maybe hard to deliver.

Friend, you must be under-estimate BJ folks. You should study the properties prices for new launching and the take-up rate which is tremendous. Again, Pavillion is a listed REIT company and among 3rd largest REIT company in Bursa and people are spending hundreds of millions for the development and answerable to shareholders if the investment does not work out on their side. Nobody can see if this will a successful one but I believe Pavillion have more worries than us biggrin.gif

whether BJ can make it, personally i think it can but nothing is guarantee, but one thing i'm sure that you're not really understand in BJ, there have 4 highway to access BJ; MEX, Kesas, seremban highway and also Puchong-BJ which have been reserved to widen into 3 lane, go have a look if you don't believe it, there have enough space in the middle of the road and also roadside which have been planned since late 90s.
you also don't understand the income level and spending power from the residence of bukit jalil, seri petaling and also bandar kinrara, i don't think their spending power can't match sunway, subang, pj and damansara, that's totally wrong.
please go survey again and come back with realistic comment and information.

Malton will bear the cost.
If you look at the overall GDV of 4 billion, it is just peanuts to Malton, a small project like The Zest also can build a flyover bridge, sup sup water for Jalil City lah

I believe > 50% of Sunway and Mid Valley sales are contributed by the people who stay in southern part of KV (south of Federal Highway), BJ, Puchong, Putra Permai, OUG & Sri Petaling folks do shop a lot in these 2 mega malls, they hv no choice.
Once Paradigm and Pavillion are up, for convenience sake, I believe at least 50% of these shoppers will divert their choice.

Since 2005, the master plan has been changed at least 3 times, interchange has been proposed for every new plan, Ho Hup even make a model interchange in the sales office (I saw it in 2005), is a 3 layers of diamond interchange.
Malton will definitely fund the construction as it needs to draw the huge crowd fr Putra Permai / Equine / Cyberjaya.

Apart fr Ho Hup 60 acres of land, there are 5 more plots of lands in vicinity (pending for development), Ho Chin Soon did mention during 2009 that one of the 3 best golden land in KV now was the stretch fr Bdr Kinrara - TPM (left and right).

No office? No commercial at bj? Ya is true, but optimistic ppl see it as opportunity, pessimistic ppl see it as setback. Mid valley started from empty land without any commercial or offices next to it. It created all the commercial n offices by itself n make the mall sustainable.

Yes true, I remembered I drove by Mid Valley (empty land) every day in 1995, the area is a steel dumpig site, a valley which many has no idea about it, the response wasn't that good when IGB started the construction, many claimed that the location was bad as there are no direct access fr Federal highway (Fr KL), it won't do well because it might face strong challenge fr KLCC, 1 Utama and Sunway.
When MV starts operation, massive complaint fr shoppers as the access fr Thien Hou Temple is terrible, indeed we predicted it will be a failure project.
Too early to judge Jalil City (will fail)
