Could there be loan-rejected-AGAIN units? lol, since now is just ppl booking the units. Still have to wait for loan approval.

people should be confident with their financial standing before buying rather than stretch to try their luck with bank loan

not sure whether this was discussed before if P2 will be built why would there be another mall next door even if it is hybrid? no meaning right?
more like cater to residents take lift down by 7 eleven kind of offerings

if Pv2 is next door who will go to hybrid mall?
more for their sovo go down to buy 100 plus to drink or packet of cigarettes...

Depending on how they position the malls.

Like One Utama, Ikano Power Centre, the Curve, and IKEA all can survive with differentiated offerings.

Sungai Wang, Pavilion, Times Square, Lot 10, Starhill all also have ppl patron. Just that some are busier while some are quieter.

To me Aurora hybrid mall can position itself selling boutique fashions, home brands, car/furniture showrooms and other niche offerings while P2 like Mid Valley cater for mass brands plus some common high end brands.

Put it this way..Ideally,

Aurora Sovo would be mainly used as offices for SME..
With the hybrid mall down there....the most ideal and wanted business needed in this area falls in the category of FOOD
Everyone needs to eat...
KL ppl likes to spend on food and spoiled with choices
With so many projects coming up in BJ, if you actually calculate full occupancy for each unit in all the residences nearby, please dnt be surprised that the population in this area might actually exceed >50k (If and only if la)

My best bet is actually for this hybrid mall to be more specialize into an eatery/SME centre rather than trying to compete with PBJ next door

I would say maybe Aurora Place will be a success if the mall is lease and managed by one good operator, but all lots are individually owned, so no one is able to control the type of business operation in any lot.

Aurora Place is for F&B and will be good if they put abit of entertainment element ala-The Library, Beer Factory, Movida and The Social KL together with eating chains like Boat Noodle, Fullhouse, Cosans Coffee, Ketam Village Steamboat, Fatboy's The Burger Bar, Football Bar and Lowyat PropertyTalk Café Bar.

Whereas Malton's Pavilion-managed mall will host F&Bs like Red Lobster, TGI Friday's, Chilli's, Johnny Rockets, Madam Kwan's, Sushi Zanmai, Tim Ho Wan, Fish & Co, Serai, Absolute Thai, PappaRich Dining, Paris Baguette, Bulgogi Brothers, IPPUDO Ramen, Food Republic, Dragon-I Restaurant, The International House of Pancakes (IHOP), and all the usual establishments.

Good point but not.totally true. If a single owner factor is a must then sg wang bts giza all should have mati by now.

So long the size is small n not cater for shopping exp so much i think is alright. Treat it like another conventional shops lo

agreed only partially true, people who rent from the owners of the shophouse will of course have an overview or analyze the situation around, if they actually studied the best potential business in this area, i would think they would opt for FNB lo...

and if one has start FNB business there, others will follow.

Now if u look at conventional shop also fnb primarily. Sell things one hardly found. May be beauty saloon hair saloon drugs store grocery can la. Lain jialat.

Next gst cumming will impact the shoppimg habit. ..

malaysian will still be malaysian..makan number 1....
rising cost of living will definitely impact the shopping habits
makan habits i believe will be affected but probably nt as bad..

as i hv invested here for my own stay, i seriously hope it will turn out to be a fnb centre lo....
