hi all

viola purchaser here
visited naza ttdi sales office today hoping to get another property for my bro
there was already a line for sephira around 20+ ppl and that was probably at about 4pm.

3 types of property

20x80 (2,180 sq ft)= no courtyard, powder room that opens into the living room (very obvious), 2 bathrooms upstairs (starting from rm535k)

22x80 (2,611 sq ft) & 24x80 (2,805 sq ft) = somewhat large courtyard (larger than spira's atleast) separating the living room and the dininng room, there is a powder room in the living room but the door is kinda hidden away, 3 bathrooms upstairs (starting from rm620k +++ & rm670k+++ respectively)

seems they have 3% discount, dunno how this works though
builtup is definately bigger than that of viola (dunno about spira)
price has increased drastically (any idea why ?)
overheard that the cheapest corner is rm800k+++ (could be an end lot for all i know)

hello spira guys,

just wondering if you guys are happy with the height of the fence that they have provided. I know it's an anti-climb fence but isn't it too low (ppl might just be able to jump over it).

when it's viola's turn, might have a word with the developers to increase the height of the fence. i come from klang and i've seen in ambang botanic the fence is around 10ft high.

it would make more sense to have a taller fence, coz a low one might defeat it's purpose

just an opinion.

I got the 22x80 facing the second field. Are u sure i haven't been to the site in quite a while? If they are then it's great news now we just have to see if they maintain their speed and QUALITY

Well, first i am glad that there's a viola person here, nice to meet you. I do hope that i'm not the only one speaking to the management, some support from other residents would be great. Maybe with a little preassure we can get spira's one upgraded as well (only if they want it)

I got my viola 22x80 for rm500k facing field, i think if it faces another house it was something like 20k cheaper.

hi guys,

should we be a little afraid that the property prices are sky rocketing ?
i think all these investors are the ones pushing up the prices and i am afraid they will spoil it for all of us.

what will happen to our house prices if they buy it at 700k and try to sell it at 1mil 2yrs later and find out that no one is willing to pay and no bank is willing to give a loan for that amount?

i bought viola for me to live in so we went to alam impian thinking price increase would be only about 20-30% since its only been 4 mths and had to come back empty handed because of the dractic price. my bro was looking to buy a property (for him to stay in), seems like he only can afford to buy in places like parit buntar or some place really far of civilisation.

for viola coz i got facing field i paid a premium of 18k, which made my price 498k, but to pay a premium of 60k i'd rather buy a lot which faces another property

i'll be travelling abroad and would like to get some furniture from shipped back, if there is a show house i'd be able buy proper ones (size,shape,colour etc)

Went on a drive to A.I, seema to me like a show unit for Viola is underway, if that is true "hooray". Might be able to start doing bits of furniture shopping. Also the fiancee can start planning on her I.D.

the square section was only welded 2 side. Pemalas! I did the grill for the wet kitchen, guest room and the store (maid's) room for RM800. can't remember how much sq.ft but I think should be around rm10/sq ft or somewhere around that price (don't blame me, honestly I can't remember).

I saw jeghui grills.. man fantastic! the material is not square section but rectangular. strong and soundly made. Not sure how much, but its nice. I think it's affordable.

KeMM, if I were you I'd get them to remove and redo the grills. You have paid them and it's not right that they give you such poor quality.

WOW !! they are really going at it with full force. Good news.

I can't imagine how the pricing is going to be, i suppose my bro can't get the next phase as well coz of the pricing.

and now feeling quite phobia to leave my house without shutting the main meter. sigh~

I think you should let it all run properly, so you'll know of any defects now rather than later when u've moved in. But it's just my thought.

1) u already BOOKED it, just accept the design.

2) honest, it is actually a western (i know this from experience) / older ( i know this from observation) design. It is called a powder room not a bathroom. Mainly for guests to use so they don't hv to go through your whole house. There might only be a wc n a wash basin in there, cannot shower. One of my aunt who lives in taman seputeh in KL, her house design is like this. The house must be ard 40 yrs old.
