Let just take a few type of comparisons, there might be more of such housing projects, but I am just trying to pick up a few which have some of the following characteristic:

- Big township or big development (e.g. >1000 acres)
- Relatively new development (ranging from 5-15 yrs)
- Major developers (top 10 in the edge)
- Relatively close proximity in this part of klang valley
- Free Hold
- All Shah Alam (apart from Putra height which is neighbouring Shah ALam)

Following are my personal opinion: (I will not discuss location factor because this could be very subjective depending where you grow up , where you family are or where you work, and also since you chosen Alam Impian at the first place, I guess you already accepted the location)
good evaluation!

yes, location far or near is never a good thing to discuss too much since it all depends on where you're from and to everyday, where r frens-family.

there is one thing that is usually underestimated by singles or those w/o kids - schools. once the kids go to school, parents will do anything to get to this school or that school. so, for longer term stay, best to consider availability of national, cina, tamil, private, int'l school in the area. because 10 years from now, maybe no chance to buy new house in other place!!

it is simply because chinese tend to invest/flip and they have the resources.

why?
why they also 4d, genting, stock market?
just gambling instinct or simply survival mode, forced to go whichver way is open since other opport are shut in their faces?

For this sort of project, i think generally should be fine (of course there will be trouble maker or people not accepting to pay). The reason is that, people from the very beginning already wel aware of this arrangement

true, many buy non- gng because no need to pay, nothing wrong right?

a bigger reason are the flippers - when they buy to flip, they have zero intention to pay anything.
if sold fast enough, ok... up to next owner to decide.

owh sh*t, that was the same case with my house too.. it was last 2 weeks when suddenly i heard very noisy sound (like a heavy rain) upstairs. at first was thinking might be raining heavily outside, but didnt see any water in the compound inside the house. then i went upstair, OMG! the water coming from the ceiling. very panic and went to shut the outside main meter. my floor board was effected too. the contractor came last 2 days to check, and the replacement floor board will start next week (hopefully).

your and antigaara case descriptions fit the half dozen cases i have come across. terrible thing for owner but happens to all projects, all developers. maybe 1 in 10 new houses get it.
it is due to poor installation - actual cause can only be one of these - bad fiitings at the tank, auto shutoff valve not functioning or overflow valve blocked. contractors don't test these things. if the installation is not done properly, it's just waiting to happen - when owner gets key and turn on the main water supply, tank gets filled up (maybe 6 hrs?), then over flow.
take note such damage and reapir are borne by contractor, not developer, so dev take it quite easily. only owner suffer.

judging from the euphoria response to yr comment, it looks like people are getting used to >700k link houses.
20x80 may be long but not wide, can't really call it superlink.
developers will no longer bother launching smaller cheaper ones at less than 700k?
dunno whether good or bad news...

Legally, it is not wrong to open a kindi provided that all neccessary approval had been obtained (MOE, local council, etc).

If there is no DMC, or there is no such clause within the DMC that you guys sign, you would be lacking of legal ground to deny the business being set up there. This is individual title property, theoritically, the road , playground and other common area belongs to local council or the public.
true....

been reading this topic a while now, can feel the frustration of many. key issue- is there a dmc or not?
can an owner pls comfirm??

if no dmc, spiderm is right and right - no legal recourse, really.

with dmc, it usually says the owner assign the rights to decide on such matters to the mgmt co. which is the dev itself until it gets handed over to a committee, i.e. the residents. if the developer's mgmt co. agrees to a kindy, little the residents can do until they take over the mgmt co.

to have a better grasp of the situation, need to know.... is there a dmc or not? tq.
