At beginning I thought my hse in PA118A is a lone ranger.... As at today..I found that I got many lovely neighbours eventhough I haven't move in yet. In my opinion ...why not just put it a side f racial ratio. Because I found Spira has a lovely mix community n I'm looking fwd to move in soon.

Yes I agree.... we can see this racial ratio topic in many points of view. As investor..to estimate possibility of market value or profit gain. As owner...to get ready & prepare mindset & lifestyle to get along with neighbour smile.gif

Just treat everybody as equal with dignity and respect and you will receive the same too. Don't worry too much about whos and whos are staying here or there. How to become 1Malaysia if everything you do or plan to do have to think about racial ratio, market value, profit gain etc.? We need paragigm shift in our mindset! Hope Spira neighbours are open minded and give each and everybody the due respect and courteousy they deserved. rclxms.gif

From The Star paper dated yesterday (29/07/11) New launch sold 50% so far. May be a big crash with I&P Pentas launching...I guess!

QUOTE(erc76 @ Aug 1 2011, 05:26 PM)
Yeah, I definitely think the land cost for TTDI is much higher than I&P, considering that I&P probably just inherited the landbank from Golden Hope last time. Ex-plantation land.  whistling.gif

I personally think that the TTDI marketing team have done quite ok, and the concept of TTDI AI is more modern and quite "Desperate Housewives" (ala the cul-de-sacs). However, I think they should be more buyer-friendly in terms of offering DIBS and MOT waived off. Can account for about RM 10k worth, which is a huge deal considering that owner-occupied folks and young families don't necessarily have so much cash to spare!

Heck, they should even continue giving the 3% rebates after launch. Folks that want choice units and fearing "sold out" units can queue during the launch/ previews but 1 way to sell better post-launch day is to continue the rebates, again huge deal. Can amount to more than RM 20k in terms of cash saved. Sigh.  sweat.gif

About the "cul-de-sacs" design, I think that's a cool selling point and TTDI AI top management should take note in their marketing and positioning strategy. They should leverage on the g+g feature to position TTDI AI as more exclusive and high end location in AI township.

TTDI AI MUST differentiate themselves through the exclusive features (g+g, modern design, private lake, private clubhouse, etc) and exclusive location (northwest corner, lower traffic, higher ground, etc) to EDUCATE the public and justify the higher price. Otherwise the sales will suffer greatly because uneducated public will then only compare on psf, which is not beneficial to TTDI AI sales.

On another note, had heard rumours that there was an (or many?) organised gang that may rent houses in G&G areas, observe the houses surrounding and in the G&G community. Then they'll strike several houses in the community. Complete inside job, the guards won't even know. Sigh. Crime these days getting more organised .... sad.gif

This mothod is true not rumours which happen in many condo, JMB & hse owners got to work together to screen background & job before allow tenant to stay in our community.

Hi Jenn... weather is quite dry in AI too but air quality is quite good and no smell at all. Air is very fresh.  That's one good thing about living in the area far away from crowded areas. smile.gif

Actually through my personal experience, there has to be a 'strategic' & effective way to do fogging. I was part of the RA in my area who helped organized the fogging by local authorities and was told about how the negative side effect & impact that will happened if it was not done in proper way. The purpose of fogging is actually to destroy the larvae of the mosquito. We were also advice not to engage those third party fogger's  because most of them is not well versed with what they are doing and may cause problems later. One more thing is getting these local authorities to help us out is really a hassle and sad to say we had around 3-4 dengue cases 'weekly' that caught their attention & pressure from the ADUN. Anyway I always agree a proper third party fogger can be engaged only if they are well briefed and supervised by experienced people.  smile.gif
