hope a lot of people will move quickly. the more the merrier isnt it.. smile.gif .. furthermore this place is a lil bit isolated at the moment, so good neighborhood is very important. i will move as soon as i get the key.. hehe..

just went back from visiting the house. very surprise with the performance of the 2nd phase construction. very glad if the whole development can be completed in no time.


Added on November 7, 2010, 8:40 pmbefore i forget to ask, do we need to pay again when the developer transfer the title from master to individual title? .. anyone can help on this..?

secondly, i'm just wondering if there will be guard house there?.. saw that in the purchase letter, but the construction of the guard house hasn't commenced at all.

I am also intending to move in as soon as I see the enough crowd:) I guess we could be neighbor as your house is type A and mine is Type C. I notice from the plan that Type A and C are mostly packed together.

How's your plan on grill? I saw in the agreement that anti-climb fencing is provided but I don't see it at this moment. Have you noticed about it? I saw some perimeter fencing but not definitely anti-climb fencing. As you said, no guard house too. Hopefully, they all will be ready before we move in as my main concern is about security.

ooh somehow i totally missed this project even tho i've stayed in SUbang for 24 yrs now...i was aware of Alam Impian but not TTDI.

I just saw iproperty that the corner lots are going for 800k now... thats like 300k appreciation from developers price...in a space of what...1 yr or lesS? >_<

I have a unit in Putra Heights, due to CF early 2011... but when i saw TTDI AI, kinda grown interest to it, seeing the layout, concept and most importantly G&G.

Wonder any corner units left in TTDI AI?

Last time i check, there were 2 corners (Unit number 2 & 36 @ Jalan panglima Awang 35/121). not sure if there were any takers already.

By the same token, u can call the Naza TTDI AI Salesmen (Syed 0122044275) for this matter. he's very friendly tho. tongue.gif

I went to TTDI office last saturday. Only 1 or 2 intermediates are available due to cancellation from owners with loan securing problems. One is Type B. and another one is Type E. Check with Syed.

I was told soon, likely next week.

Be careful though, the developer is very evasive about letting the purchaser step into the house, although booking has been paid.

The SPA specifically states that the house is being purchased "as is, where is" but Naza TTDI is refusing to let us into the house, not to mention that the SPA is not following schedule H but a normal subsale SPA. The only good thing is an additional of a short 15-month defect liability period.

I am a purchaser but currently having doubts about the professionalism of Naza TTDI. Any one has had any problems with them?

I was suspicious about that term "as is, where is" in the agreement but i thought that it was my fault not to request them to show me the house first. Now I know that it is standard for every buyer. I will definitely force them to let me see the house first before signing S&P. It has to be that way. Otherwise, they should not put "as is, where is" term.

Any comments on this agenda is very much appreciated.

A 10 min call with Naza TTDI went no where... evasive and they used the terms "under-construction" and "completed" whenever it suits them.
- Cannot see house because under construction and no CF
- 15month liability only because house completed (think standard is 18 or 24months?)
- Can only see the house after signing snp and paying the 10% then getting loan and settling remaining 90% (!) -> That's already buying the house

1. May I know what is schedule H and how it differs from subsale SPA.

2. Since the house will be "as is, where is" what liability will be covered, and what are not covered?

Other issues.....

This evening, called Naza TTDI and was told that they want us to pay the balance 10% during the signing of S&P...what BS is this! mad.gif ...after I argued where to get the money....they asked me to apply personal loan!.....after I argued again....then later they say they can wait for EPF withdrawal.

Then was told.... if the bank doesn't disburse the full payment to them latest 1 MONTH after S&P buyer will have to bear the interest..again..what BS is this! mad.gif.. I thought usually we have 3+1 months to settle this after S&P. Please correct me if I'm wrong.
