Dun worry, if designed properly, I believe the grill will not affect the design of the house ....

You bought intermediate or corner? Corner houses need more security...not only that they have more points of entry, ppl in corner houses are perceived to be richer than intermediate ones....perceived only..true or not depends ehehe laugh.gif

how about the CF ya. heard from the salesman that the CF is by this December. not sure how true is that. nonetheless, still waiting for the loan thingy hehe tongue.gif

I heard December also..

I haven't surveyed the grill design yet..that one is wifey's territory..but will inform you after I have some info on it...

Regarding loan..what is the best offer you get? bfr-2 +free legal from Bank Islam is it? Want me to help you get better rates than that? Also Bank Islam loans are based on BBA concept, not musyarakah mutanaqisah (MM). MM is much better.

For BBA loans, if you settled before the end of your tenure, the banks can actually ask you to pay the whole figure. For example, you take loan amounting to 430k..and is supposed to pay within 30 years. Let say u refinance or want to sell or just want to pay full after 10 years only... they can charge you the price as if you have taken the loan for 30 years. THE GOOD NEWS IS usually banks will give you rebate to reduce the price, BUT it is solely up to the bank (bank negara has issued some instructions regarding this, forcing the bank to confirm to pay the rebates but I'm not so sure enforced or not yet) and as far as I know the rebates are relatively small.

Try google BBA vs. Musyarakah Mutanaqisah. Also try google BBA loan court cases. Quite a number of people have taken their banks to the court due to these BBA loans.

The best loans are Islamic loans based on MM, as the amount you have to pay is very similar to conventional loan for early settlement before end of tenure WITH the added advantage of rate capping. Best of both worlds. Whether you are Muslim or not, MM Islamic loan is the way to go IMHO rclxms.gif

of course I'm biased as I am one of the buyer there....

I may not be an expert in real estate but I sincerely believe TTDI Alam Impian is one of the best areas to invest for capital appreciation ...

I have visited the site. I went in from federal highway passing section 15, 25 and finally into the RM 0.60 toll.

The semi-D of Alam Impian (I&P) looks nice (looking at the backyard). Huge toll plaza, not bad.

It was quite a distance before reaching TTDI Alam Impian. i feel it's in the middle of nowhere. I have a few questions:

1) How long will it take to be developed?

2) Why I&P and TTDI using the same name "Alam Impian"?

3) Do these 2 developer have any shared development plan to bring up this "township"?

4) What will be available inside this township?

5) What capital appreciation are you expecting? Selling price from RM500k, I am not sure how much DSL at this area can go... hmm.gif

I have also visited Canting, Nukilan, Tinta around I&P areas. Nice also. Wide road, underground cables & drain, spacious car porch etc. But I&P is not gated and guarded hmm.gif

Hmm...I cant begin to act as I know the answers..but here goes...

Actually it is not in the middle of nowhere..it is smack in the middle of kesas and federal highway...it's just that the land is so huge..it gives you the illusion like it is in the middle of jungle...try google earth or wikimapia to see the aerial view

1) I'm hoping in 5-10 years time for it to have a mosque, school and good commercial activity (all these are under the town planning)...

2) Maybe because the area itself is known as Alam Impian ?

3) I believe so as a mosque will be in the I&P part, a school in TTDI part...as example

4) terrace, semi-d, bunglow, condo, mosque, school, commercial buildings ... these are what I can recall from the masterplan...

5) I hope capital appreciation of 100% in 5 to 10 years time...

few years ago..300k is a norm for terrace...now 500k ..in near future maybe 800k? What you think is expensive now may be cheap in the future...

like char keow teow also la..last time rm 2 now rm 5 biggrin.gif

ya I&P Alam Impian also very nice..they are using clay bricks...better than TTDI using sand bricks...price also almost the same, location nearer to highway compared to TTDI...however I chosed TTDI due to G&G and the modern design, plus the better layout/masterplan (most house circling parks) and for current phase..its completed!..no risk of abandonment.....pay house under contruction price but get completed house

Last time I checked (last month just busybody to know the take up rate)...still left 1 corner lot unit 770k++ and one type B house 450k++ ..facing west (ppl scared of evening sun) +number not nice..

bfr-2.35 + free legal (MM concept)
bfr-2.4 whole tenure (BBA concept)

but these might be special rates after countless negotiations ...but since u mentioned you are planning to take bfr-2.0 + legal..i think my agents should be able to offer better than that..... subject to financial strength and credit records...thumbup.gif

Unless they increased the prices....the starting price for each type (in August) should be as below

20' x 70' - From 430K A
22' x 70' - From 452K B
24' x 70' - From 510K C
22' x 75' - From 497K D
24' x 75' - From 553K E

Ya...450k nowadays seems to be a good price...3, 4 years ago people will say these prices are absurd ...

Yeps..eventhough I am a muslim... I always go for houses perceived to have good fengshui (no toilet on top of front door, not facing T junction, no lamp post facing house, facing north, south, east, bla bla bla) since resale value is very important biggrin.gif .. However, I myself do not believe in fengshui

I think this is one of the main criteria for most people when booking a house....as I see from the take up pattern...houses facing west are the ones to be booked last....

Anyway...with good heat insulation and air flow management...the effect will be significantly less.....should be ok for own stay if you are willing to invest a bit...but no one can confirm they will staying in the same house forever ...even if they are planning to do so smile.gif

owh, from my survey, Max bank can offer was only BFR - 2.3 (due to some restriction imposed by BNM). so are we really can negotiate until BFR -2.4?..

i was lucky. very lucky as my offer letter was ready yesterday. otherwise might not able to buy this house (70% loan only). hehe. all praise to the Almighty.


for Jalan Kebun & Jalan Sg Kandis, is there any proper road link to this 'jalan kampung'?.. because last time i went to the road behind TTDI Alam Impian, looks like there were no proper road there.

Jalan Kebun road is fine....Sungai Kandis...just a little part of the road is not tarmaced...

I also bought a corner lot in TTDI alam impian for staying. I am just wondering how many of us are actually going to stay there once we get CF. It's important in deciding when to move in.smile.gif

Any idea?
