I heard that MAYBANK mostly offered BFR now, not BLR package. The rate for BFR is good but tight with Islamic loan. BLR rate Maybank can offer typically slightly lower than other banks.

Bank agent told me they are different in interest calculation especially when default. U can check Internet forum to understand more. Conventional blr is pretty much straight forward, no hidden formula.

ur bank agent talk cock ony maa. BLR is base lending rate, and is always being set based on OPR, the rate that the central bank lend to banks (short term financing), which is of course lower than BLR (thus creating profit).

BFR is effectively same as BLR. Only difference is that F (financing) is being replaced by L (Lending), because in Islam, lending is harram, but the word financing is used instead.

U wont find words like interest, loans, lending, principal etc in Islamic Banking in Malaysia but they are technically the same as profit, finance, financing, equity respectively.

Not sure the bank agent really bs me. But the docuemnt for islamic BFR vs convention BLR calculation did show some differences. You might need to check with your agent more on this prior you can confirm you are absolutely correct.

Different banks has different calculation method for BFR. Try asking a few different banks.

Back to topic: I heard UNIFI should be available soon for Spira homeowners. Anyone applied?

But that is the standard package right? Was under the impression there are special promotions between TM and Naza TTDI. Maybe discount or free installation.

What I heard through TTDI customer Service, it'll be available at the end of September, and free for one year for all Spira Residents! A mail will be send out after raya to inform bout this. Cheers! Finally we have connection here.

hello viola ppl,

good day !!
so i went n ventured into a viola house (22x80)
my observation and dunno if it's good or bad:-

- the porch area is pretty long (can park 2 cars back to back, i believe)
- the house is short la
-at the back maybe 5ft
-downstairs living room is small i think (for a 22ft home) the width of the living room is only abt 12.5 ft
- the stairs is too broad (abt 3 ppl can stand side by side on one step), based on the calculation they've used 9.5 ft for stairs (taking up much of the living room space)
- the dining space is decent
- the kitchen is abt 2 inches lower than the dining space (dunno why they did this)
- the little room in the kitchen is "little" it will not fit even a single bed i think
- the bathrooms are pretty decent (the master bathroom is spacious)
- upstairs is pretty decent
- the living room upstairs is spacious
- if i recall correctly i noticed aircond outlets in the master bedroom & the living room upstairs
- the 2 pillars holding up the porch have r placed a little inside (maybe abt a foot from the fence wall (dunno if 2 cars can be parked side by side, might be possible)
- the front gate is very low (maybe 4 feet from the ground)....better save money you'll need to change the gates.
- the courtyard measures abt (5x5) and comes with light brown (maybe even mustard coloured tiles)
- the space once you open the front door and the staircase wall is very narrow

my overall opinion is they've shrinked the house and made a blunder with the wide staircase (we aren't gonna be that big and it's a house and not a govt office to have such broad stairs)

BTW, what is the Gross B/U for Viola 22x80? If front can park 2 cars, it should have minimum 28 ft. Internal length still have 47ft, ok what!

I guess the lenght is still ok, what i can't accept is the wide stairs which eats into the living room. They could have given a whole 2 feet if the stairs were a little narrower !!

5 feet for staircase should be enough for 2 ppl going up/down already...
if really 9.5 feet, it's too much...

My current staircase for 20x60 double storey house only 4 feet wide already sufficient enough for 2 ppl...

I see what u mean now. 1st time I saw staircase design like this for 22ft. Btw, normally the actual length is less than 22 ft after deduct wall. Your living hall may end up <12.5ft. 12.5ft living actually not too bad.
