QUOTE(onewan @ Apr 22 2011, 05:10 PM) Tomorrow got 3% early bird discount. 20x80 start from 536k. Saw about 25peoples queing as @ 4pm Seems like TTDI apply a lot of psychology in selling the new project, last week they told me starting with RM520k, now 3% early bird for starting price of RM536k, i.e end up with RM520k

QUOTE(ronn77 @ Apr 22 2011, 07:29 PM) What is so special about this project? It's located in Shah Alam afterall and nothing to shout about. Alam Impian is last piece of hidden freehold goldmine with good accessibility in SA!

QUOTE(naing @ Apr 23 2011, 12:15 AM) 670k for 2800 BU! Wow now TTDI AI is more expensive than I&P AI. Both Spira and Viola BU is about 2400 for 24X70/80 and the price was about 553/540k. 130k increase for 400 BU more. It's reasonable in my opinion. Added on April 23, 2011, 12:22 amJust came back from Ttdi office to check the queue. all chairs have been fully occupied. Not sure how many chairs there. The prices are so expensive and people are still queuing! Can't believe it. Even if Ttdi tell me to choose the best unit, I would think hard and probably pass the chance. It's too expensive for me. Agreed with you, naing. It is too expensive for most of the people. At this kind of price the potential buyer can find better deal at Bukit Jelutong, KK, Bukit Rimau, KU etc. In my opinion, TTDI Naza shouldn't jack up the price too fast! The better alternative is every phase increase by 20-30k. Once the township is 50% developed, TTDI could negotiate with I & P to purchase another 200-300 acres land next to existing site........ Wonder who is blowing property bubble! The developer or purchaser! This sign definitely is not healthy.

QUOTE(azikman @ Apr 23 2011, 04:27 AM) Yeah there are matching up to I&P prices...cannot blame them also....construction cost all hv gone up...oil price up, metals up,up,up and away like superman...furthermore demand>supply...if u guys were in Naza's shoes wouldn't u do the same?....they are there to maximise profit, not some govt welfare housing co helping poor ppl...those who cannot get Sephira can always bid for my Spiras (sorry the prices will increase from tomorrow as well) those who got line problems...what all this digi n maxis...use CELCOM maa....no problem so far anywhere in klang valley.. The developer is just like mamak, condensed milk increased by 10%, they will increase a glass of teh tarik RM0.10. House material increased by 10%, the developer also adjust the price 10%..... I sympathize for those who has not buy a house, it would be tough for them to own a house.... Our income can not match with the rate of property price increase!

QUOTE(lock_82 @ Apr 24 2011, 06:20 PM) ???? if 75% is pretty darn good.. Left the office at 5.00pm, a row of 22X80 ( 7units) was reserved for coming week preview, most unsold units are corner, facing west or the road! Whole phase have 117 units, unsold/reserved not more than 30units. Club membership is not free for the purchaser, however, they might bundle with the selling price in future phase.

QUOTE(naing @ Apr 24 2011, 07:27 PM) Talking about club membership, are we entitled for that? Thought we could get it automatically and never asked about it before. No FOC, membership have to buy! but if FOC, TTDI will bundle with selling price in some of the future phases.

QUOTE(naing @ Apr 24 2011, 08:15 PM) Buy membership? One time payment or annual fee? Probably, I ask too much for the thing that we can only use in two years. I guess they will build it along with Spheria. Normally a transferable club membership is around 8-10k, monthly subscription is range from RM60-100, but I don't think TTDI firm anything yet

QUOTE(12FX @ Apr 25 2011, 09:50 AM) doesn't matter it is freehold or leasehold .. Bumi unit can be sell to non-bumi with consent from land office. Bumi seller hv to appeal from land office for the consent and this is not an easy part. I've heard this cases at cheras area where land office released a consent to bumi unit through some tedious process. but so far i don't hear any at shah alam area and may be somebody will share... According to a senior property agent based in KL, they are those BUMI investors only buying non bumi lot, be it shop house or residential house. Their concept is buy high, sell even higher. BUMI investor would not pick up BUMI lot as the potential buyer have to be BUMI as well, and most often than not, they will request for bumi discount as well! The other concern is, bumi house tends to take longer time to dispose... However, it is definitely a good buy and right decision if a bumi buy for own stay.

QUOTE(master mamu @ Apr 26 2011, 09:56 AM) So when be the next launching. So will the 700k++ unit go to 1 million now.Do u think anyone will buy it.Naza TDDI have to analyze and perhaps reduce the squarefeet and remain the price as now. otherwise people will go to bandar putera which price is RM420k with the same square feet with a good developer IOI. About the price, it is really crazy! Places like Bikit Raja and Denai Alam are also fetching 600-700k!!! I believe TTDI management has done their home work before deciding the prices. That's why when I asked them last weekend, they won't commit the selling price until very last minutes. i.e the price will move according to market. By the way, 600k-700k, there are a lot jewel in sub-sales market!

QUOTE(furryfluffy @ May 3 2011, 11:41 AM) Yup many things to consider... tat's y headache .... i think sometimes it's give & take... coz workplace can change while house would retain at longer period... ppl might change job more frequent than moving house Fully agreed, it is difficult to make decision. I bought a semi-dee at Bukit Tinggi2 in Klang(2001), when I was working at PJ. I sold it once hand over due to uncomfortable with traveling time. Regretted my decision because I changed my work place to Shah Alam in 2004, now the semi-dee price has appreciated more than 3X!

QUOTE(12FX @ May 3 2011, 01:24 PM) so u bought viola as an investment? Yes, it is for investment purpose, at least 3-5 years or more. I believe even the property bubble is burst, AI is still a good place to hold and invest. KK was launched before 1998 asia economy crisis, the house price still very firm in 1998, 99 and 2000. i.e the return might be affected but there was no bubble in good location with good developer

QUOTE(eat_head @ May 3 2011, 04:53 PM) i dunno bout u guys...but do look at the opposite of the federal hway. u can find a wide range of better option without having to pay excessive amount of price. Here are some list of property for you guys to look at. Think of the strategic location and what will it give you in return. 1. Puri Ayu Condo 2. Apmt Taman Bukit Pelangi 3. Subang Andaman 4. Indahria You are referring to apt and medium cost condo, Net Rental return is around 4-5%, the potential appreciation is low and in my opinion, the environment is not as good as TTDI AI. If you are talking about return, apt at bandar Sunway could deliver better return!
