Hi everyone,

Recently I found there is a medium costs apartment developed by TPPT.
The outlook looks ok(for me, hehehe..)
Is it suitable for investment or home staying? Anyone know the public security around, and population around?
Since it allocated at the mid point of 2 LRT, it should be considered a strength point, right? But nearby got Pinggiran Cempaka, Axis ... If rent to others, oso quite competitive hmm.gif
And its price already flied from 150k to 280k, would you think the price will be increase or nearly hits the bottleneck? hmm.gif

CF not getting yet....Some of them said will be given before Nov.
Ya, I'm also consider this competition issue cause let say if I'm not happy with there, at least can rent it out. But so far I know Pinggiran Cempaka's rent is around RM800-RM900(please correct me if I were wrong)
About Axis Sohu, the price was flied >RM200k, right? Humm, quite expensive for me sweat.gif

i owned a town house at pinggiran cempaka.i think if u are planning to settle down with the kids there is not recommended since the noise of the train.right now im rented my unit for rm1200(fully furnished) and it is good investment.

i went to look see look see the area yesterday. it is a bit too close to the train for my comfort. i stayed there long enough to see whether i can hear the noise from the train and it is quite loud actually. in the end, i went further down and settled on a Axis Residence unit

I know noisy will be the issue since I prefer low density...haha, no choice!
Axis is ok but it is commercial landed and it consider high density, not my cup of tea! tongue.gif

Anyone know how the utility room sliding door works? Coz mine is bit weird, can pull out while doing checking defect. wanna confirm is it original design or considered defect?

Dear owners/tenants of Indah Cempaka,

Any updates from there? Lift function ady?
Last month I have a look, the main entrance seems like changing abit, they no longer use wood as "blocker" by replacing barrier gate. Does it going to implement card access system? haha...I hope so...
Btw, anyone knows ceiling height of 1000 sq ft unit??

I hope they implement the card access system also but I don't think so as owner will get the car park sticker from management. Now Motorcycle also need to purchase the sticker as well.

The ceiling height for 3 room apartment is about 10ft +

Aiya, then troublesome and wasting money mad.gif Need to pay yearly... And sometimes guards may miss out, for those outsiders may have chances entry our area or occupied our car parks? So far you know our management strict enough or not?

sometime the gate open for whole day, not sure was due to breakdown or some other reason, sometime nobody there...hide somewhere else hmm.gif ??? hehehe. tongue.gif

Harlo everyone,

Recently our apartment has been increased maintenance fees due on employed extra guards.
For studio type, increased RM22.00
For family type, increased RM38.50
(Please rectify me if I was wrong)

Although I'm not happy with the increment, but due on safety issue, so I still pay for it.
Since I get mail from friend today, and he talked about this increment issue. So let us have a discussion here, did anyone think this is reasonable OR unreasonable for extra guard to take care the small door entrance? Comments are welcome.

I have check with my friend condo, Villawangsamas at Wangsa Maju, he said his maintenance fees is around RM200 (not sure ya!) But the condo got swimming pool. Let said compare with us, only RM35 different. So it is sound ok?

I'm not batu api la, just wanna gather opinions. TQ!

Extra 2 guard they cost us. Around RM 5900++ (112 studio @ RM 22 and 90 family apartment@RM 38.5) I been told by one of their guard their salary only RM 1500 per month. Add 2 guard only 3k. How come they charge us RM 5900?

Really no idea what's going on.

Perhaps we should ask them itemized the spending per month. If they are used our maintenance fees in appropriate way, that's no reason to reject our request.
There is no doubt our security issue changed to better, but I prefer something black & white, so that I feel "comfortable" to pay on that. tongue.gif

Besides, I wish to make a complaint too, dunno who spit in lift! Most of the time I in lift, I'm sure found phlegm at lift corner. Hey, c'mon, this is so uncivilized. Does he/she knows this is very unhygienic? Tissue paper, vitagen bottle all these throw at lift rclxub.gif Perhaps the lift need a bin there.

Hi almeizer,

The environment is OK, it is looks greeny cause got many trees along the road, and those kakak clean the leaves often, so for me, it's OK. But you cant expect a beautiful scene like condo since there is no swimming pool, haha!

I'm get used the LRT noisy. If you cant bear the noise, then you have close your windows all the while.

I agree with Kaitlyn. We should try to get them to itemize their expenditure. If really reasonable, then it's ok.

Everybody should continue paying maintenance fees cos we want our properties to be well-maintained right? Not paying is definitely not the way to solve the problem.

Is there any way that we can voice out our dissatisfaction on their sudden maintenance fees increment to the management?

Depends how much u like on the unit, and the unit meet ur criteria. Im not investor, cant give you any useful opinion or those invest info. But I would said the price kinda high. You may ask those studio unit owner, do a comparison. Good luck!

Since they add another security guard, but there is always 1 guard there. Sometimes even no guard.. tongue.gif

Just wanna share a bad experience with you all, please look into this issue especially.

On 17th Feb 2012, I was walking home as usual from the Pandan Indah LRT station around 6:45pm. It was raining heavily. When I reached inside my apartment's rear entrance gate, I saw a Malay man wearing a formal long-sleeved shirt with short hair running towards the gate without an umbrella. My 1st thought was he was a resident here, so I left the gate unlocked for his convenience since he had no umbrella. I passed by the guard seat at Block H and saw nobody there. So I continued walking fast while still holding my umbrella. I could feel the man walking behind me, but I thought it nothing because I thought he lived here. When I was at Block G and had put down my umbrella, this pervert suddenly approached me from behind and molested me! SUCK! My first response was to use my umbrella to hit him. He pushed my umbrella away after the 1st hit and started to run away. Then I screamed loudly but no one was there. I kept chasing him and screaming loudly. There was another girl walking towards Block H. She saw the man running away and me chasing him. I bet she was too shocked until she didn't know what to do. So this man escaped successfully towards the terrace housing.

There are a few issues need to be highlightened here:

1.) Why wasn't there any security guard at the rear entrance during that period (6:45pm till 7.00pm)? He was supposed to be on duty at that moment. If he was there, maybe I didn't have to go through such a bad experience. Maybe we can assume that he was doing his patrolling during the period. BUT it was raining, it's impossible for him to do patrolling!

2.) I went to the Management Office to file a complaint. Their working hours were stated very clearly : Saturday 8.30am till 1pm.
But this morning I waited till 9:30am but nobody was there! WTH! We paid them but they acted like boss?
At last I had to make a report at the guard house.

3.) Maintenance Fees have been increased, but security for the rear entrance is still POOR!! I always pay the maintenance fees on time even though the amount has increased a lot. But what I gained at last is my safety is being compromised. This time molest case, what if next time is snatch thief case or rape case? WE girls have to be fearful while going out and into our apartment daily. This will not only affect us physically but also MENTALLY!

4.) I would say our apartment is lack of guard cause if front door required one guard, then one for patrolling, we still need another for back door. Our apartment area is considered big enough and the length is long. This is hard job for 2 guards.

We should voice up for extra guard, right? And that front gate kakak told that she have suggested this previously, but they dun accept it.

Security is one of the aspects that determines the value of a property. If this case left unnoticed I'm afraid the management will not take any extra precautions to change the situation.

Hope your case is taken seriously by the residents and management there.

Hi kaitlyn....im new here since i just bought the house in block f...your issues r a major one...i've beenchecking the house for quite sumtimes sincemy contractor is still renovating it....but i notice everytime i go there, there will be only a female guard and no other patrolling the area....does it mean we only have a guard? Its kinda issue for me as well since for some times i'llbe staying alone when my husband is offshore....and one more thing, to whom should i be referring to when everytime i went to see my house, i find that this car keep occupying my parking lot? It becomes uneasiness for me....since i paid alot for the house that came wif two parking lot...

Ya, that kakak is very responsible! She will check every car while they access.
There are 4 guards for our apartment, 2 for day shift and 2 for night shift. One for the front entrance and one for back entrance, But I dont know how their schedule works, sometimes some of them was away while on duty, maybe toilet or patrolling. So we still need to be careful.

By right, you should inform Management Office and make a complaint on that, but I'm pretty sure they'll reply you park others place. Anyway, you try to make noise to Management Office 1st. You insist get back you own car parks. Ask them do clamping on that specified car, like what you said, you pay for it, you should get back your own car parks.

Or you may tried to observe who taken ur car park, then you ask your hubby talk to him/her directly OR you put a note on his/her car to alert him/her : "Sorry to inform these 2 car parks are belong to valid owner, pls do not park here anymore. From owner F-x-x".
Becoz most of them thought here is new, less residents, so they will simply occupied other car parks as they like.

Yes, the Kakak in front is very good, when she is there i feel so secure. She check and stop almost every car...

My neighbor just told me that his car windscreen was broke by somebody when he go back kampung last week... my car always park infront of him..i feel so worry. sad.gif

About the gate behind, i propose to put CCTV there, otherwise stranger can suka suka come in.. did u report to police? we as residence here, we cannot allow this thing to happen again.. i dont mind paying more maintenance fees to get the CCTV done..

I went to Management office for few times during Saturday before 1pm...but no one is there.. I already 2 months never pay because no one is there.. tongue.gif but today i manage to call that guy and drop him a cheque, finally i settled it. otherwise, i have no idea how i wana pay it..u say how what is the management doing?

I'm so sorry to hear about resident's car windscreen was broken. There is nothing I could say but he should make a complaint Management Office and make a report. Maybe you should keep your stuff out from car, eg.smart tag, to avoid get attraction from thief.

Humm, seems like CCTV is a good suggestion on that. Maybe we can raise this suggestion while AJK meeting. So if anyone knows the date of meeting, pls keep all of us updated here! Thanks in advanced. smile.gif

Ya, the cashier really irresponsible, he works as him like. He's not following the working time as stated on paper. If he absent or late on weekdays is OK for me. Cause for residents who stay at home on weekdays, most probably they're self-employed or free, so this is not a big problem for them to settle bills. But we are employees, and Saturday is the only day we free(unless they open on Sunday), so he MUST be at there according the working time.
Last time I did a complaint to TPPT, they said they will check with him, but seems like no improvement on that. (Everyone plays Tai Chi, pass the ball around only.) May I know the cashier you refer is thin or normal size? Coz I'm able settled my bill on last week Friday with a cashier which is normal size, not thin one, and that moment was 1:15pm which is their lunch time.

Ya, someone paste this note there, and I'm wonder who done it. I think residents have been tolerate alot until a "hero" comes out n shoot on him.

Yaya..Perhaps we all can voice out in the meeting, but I have no idea when is it. Supposedly we should have a JMB setup here, at least we resident can manage the account.

TPPT only know how to collect money, they wont care what happen to us. Even we are paying the same amount every month, and they are hiring less people in the management, they still claim the same amount from us. Its totally not fair..

Just to inform that, our maintenance warranty period is until 24th June 2012 (What I heard from Management Officer), so if you discover any defects in your unit, pls report to Management Office as soon as possible. The repairing costs will be born by TPPT within this period.


After the date mentioned above, the repairing costs will be born by you. smile.gif

Hi 2 issues of concern:-

1) I suggest to have access card system instead of a security guard to guard the gate behind to the LRT station.

2) How is the strata title status? When can we get it?
