some information to be shared on this project

- Quite a big project by Bolton around taman tasik prima
- leasehold
- the shoplot (bizwalk) have been opened for sale. based on the *sticker*, around 90% was sold
- i'm focusing on the serviced apartment, 3 blocks in total. around 300++ units per block
- 12 units for each floor
- 2 type, A (1125 sf) and B (818 sf). Type A have the better view of the nearest lake
- Some units of type B will have lake view as well but it's from the other lake across the main road
- Currently, you can only pre-book Block A now and the targeted launch date will be around Dec 2010
- Block B and C will only be opened next year (common way to jack up the price from any developer)
- no official name for this serviced apartment yet. some say it's 'The Avenue' but that was not confirmed yet
- if the lrt extension was carried out as planned, the station will be at the north side of this lake (the biggest lake around puchong area)

Added on November 1, 2010, 1:54 pm- I have pre-booked 1 unit there; corner lot with pool view at the side
- Indicative price, from 280k (it was 250k last time) for type B. Quite steep, around RM350 psf. If you apply the some formula to type A, it will be around RM380k
- Anyhow, the price was NOT confirmed yet
- Commercial title
- 99% chances of having DIBS (as the townhouse have similar selling concept as well)
- Maint. fee, around 20-25 cent pf (quite steep as well)
- 1 parking lot for each unit
- 5% discount (expected as they have jacked up the price already)
- 3k-5k earlybird discount (not confirmed yet)
- bulk purchase offer (3k per each unit)

Added on November 1, 2010, 1:55 pm- 4-5 floors of parking lots
- service apartment starts from level 5 onwards
- 3 lifts serving each block
- you can only book for Block A now. Block B and C which have the best lake view and sunset view will be launched later next year (marketing strategy to push up the price even higher)
- security card access
- direct covered walkway to the retail mall
- part of the retail mall will be rent to supermarket (tenant to be confirmed later)
- another main part will be reserved for entertainment
- KFC and Pizzahut have rent a land (next to the exisitng shoplot fronting the main road). not sure when they will come int
- new LDP ramp near the SHELL & Petronas station was planned. Just wait for construction only (to ease the traffic from Puchong Utama)
- only Type A have the best lake view
- hearsay no balcony
- not furnished as well (hearsay also)
- 10 ft ceiling height
- show room (type A1 - corner lot) was being built next to the sale office now. expected completion date would be around dec 2010

well, developer's words are one thing... having approval from MPSJ is another thing
anyhow, the ramp was mentioned during my chit-chat with the SA
let see if they can work it out with other developers around that area and get this done

btw, do you know that there will be 10 new ramps along LDP? biggrin.gif

don't have much details but most are concentrated at d'sara area
with those mega project coming up around that area

of course block b and c will have better view as compared to block a
but the developer is not dump to sell off block b & c 1st without marking up the price
as what's they are doing for the townhouse nearby. the last phase there directly facing the lake will be sold at the last moment and the price varies a lot smile.gif
investment wise, ALWAYS go for the cheapest one that you can afford to maximize the rental biggrin.gif

scaled model of the serviced apartment is ready for viewing
show unit is pending on ID, structure is there. that's type A1 for the show unit
a bit of changes in the overall floorplan design, check out the scaled model for comparison
no words on the official launching date and final price range yet

most area in puchong are ex-mining land
it's really up to the developer on how well they do the land-filling (so far, didn't hear any problems from those developers)
even the famous Lake Edge by YTL is on ex-mining land smile.gif

r u sure the cracks is from the soil? hair-line crack and large crack is 2 different things all together
as i have friend working with Lake Edge project, don't think your claim is valid as i know YTL have gone extra miles to ensure the proper land-filling of this

as for bdr puteri, i know those old phases on top of the hill have foundation problem. the new one don't have this problem
that's 100% valid as i come to know 2 victims on this problem there

so, it's really up to the developer and architect on how well they do the land-filling and soil management.

for this project, do u think a berhad company will risk their reputation to build something (3 blocks of condo, mind me) on top of something which is not stable?

if u don't feel right about the project, just leave it
no harm as there are plenty of choices also
maybe u can aim for subsale, those condo at bdr puteri or the under-con near Kinrara there

wow... just received an email from a marketing agent on booking for this project
i didn't aware that bolton have engaged external prop. agent for this
anyhow, price was surely increased based on what i got last time
btw, i'm not into this project anymore. didn't fit my investment profile

hmm... interesting...
if those developers can jv and spend some $$$ to build another flyover from LDP directly, then i will sapu one unit here (eye closed)
